Ha Tinh : Bustling transactions, land prices increase sharply
In Ha Tinh, the real estate market in the first months of 2025 recorded unprecedented excitement. The number of transactions increased by about 30% compared to the same period in 2024, especially in the central areas of Ha Tinh city and newly merged areas. Land prices in many areas increased by 10-20%, even reaching the peak of the "land fever" period in 2022 in some places.

According to the market, Ha Tinh City has successfully auctioned many "huge" land lots, some of which exceeded the starting price by more than 5.5 billion VND. According to the report, land prices in Tan Lam Huong commune (near the center of Ha Tinh City) have increased from about 2.3 to 2.8 billion VND/lot in just three months, equivalent to an increase of about 22%. In some other locations such as Ho Do or Thach Trung, the price increase ranges from 15 - 20%, accompanied by a sharp increase in transaction volume.
Many real estate trading floors in Ha Tinh City said that the number of records, consultations and transactions of land lots in the merged area accounted for 60-70% of total activities recently.
Another typical example is the auction of 19 land lots in Bac Ha ward, Ha Tinh city on May 14, 2025. The total starting price was over 137.7 billion VND, but the result was over 198.4 billion VND, exceeding the starting price by over 60.6 billion VND. Many land lots were successfully auctioned at prices ranging from 10-16.4 billion VND/lot, showing the strong attraction of the market.
In addition, areas such as Thach Ha, Thach Trung, Thach Hung and Tan Lam Huong commune (recently merged into Ha Tinh city) also recorded land prices increasing from 2.4 to 2.8 billion VND/plot, nearly reaching the peak of 2022.
“White supply” of high-end real estate in the center
Despite the vibrant market, Ha Tinh City is currently facing a serious shortage of high-end real estate products in the central area. Existing projects mainly focus on the middle and low-end segments, failing to meet the growing demand of high-income customers and investors looking for quality products.
The high-end apartment projects, commercial townhouses or luxury complexes that were launched previously such as Vinhomes Urban Area, D' Metropole... were all implemented 3-5 years ago. During the period from 2022 to now, the city has recorded almost no new high-end projects being implemented in the urban core, although the demand for housing in the center is still very high, especially from experts, senior officials, businessmen and professional investors. The prolonged shortage has caused the price level in the central areas to continuously stay high, with transactions mainly taking place in the secondary market with a high level of competition.

Faced with a shortage of high-end products, the Ha Tinh real estate market is about to welcome a luxury project right in the city center. This project is expected to set new standards in quality and amenities, meeting the needs of high-end customers and contributing to improving the urban appearance of Ha Tinh City.
