In its recently released real estate industry update report, VIS Rating said that in the first quarter of 2025, the residential real estate industry will recover strongly in both supply and absorption rates. This will significantly improve the profits and leverage ratios of the group of 30 listed enterprises with the largest revenue.
However, VIS Rating also pointed out that operating cash flow remains negative as a key weakness in the industry's credit profile.
In addition, according to the report, outstanding real estate business credit increased by 34% over the same period in the first quarter of 2025. Previously, the whole year of 2024 had increased by 24%.
The sharp increase in the first quarter of this year, according to VIS Rating, was due to investors accelerating project development after receiving legal approval. Growth in outstanding home loans remained stable in the first quarter of 2025 at 12% compared to the same period last year.
Foreign investors net withdraw 3,000 billion VND from the stock market
VN-Index closed the last trading week of May up 18.14 points, after returning to the old peak of 1,240, the index ended the week at 1,332 points.
Notably, foreign investors turned to net selling about VND3,000 billion after three weeks of net buying. Foreign investors' top net sellers were banks, steel, securities, oil and gas, and retail, while they returned to net buying real estate.
Regarding the general market, the report from Fiintrade shows that real estate leads in liquidity increase, but there is a clear differentiation. Specifically, cash flow tends to weaken in Vingroup stocks, while liquidity improves strongly in some highly speculative stocks such as NVL, CEO, DXG, PDR.
In addition, textile, seafood, and shipping stocks also recorded good growth in the first half of the week after President Donald Trump's speech. On the contrary, banking, technology, retail, food, and electricity were weaker than the general level with slight adjustments, with most of their liquidity decreasing except for retail.

On May 31 in Phu Tho, the launching ceremony of the Month of Action for Children 2025 with the theme "Prioritizing resources to complete goals for children" took place solemnly, attracting the participation of leaders of ministries, departments, branches, localities and representatives of UNICEF in Vietnam.
Speaking at the event, Minister of Health Dao Hong Lan affirmed that this year's theme is not just a slogan, but demonstrates the consistent commitment of the Party, State and the whole society in protecting, caring for and comprehensively developing children.
In recent years, children's work in Vietnam has achieved many remarkable results: policies and laws are increasingly improved; mortality and malnutrition rates among children under 5 years old have decreased sharply; vaccination rates, access to healthcare, life skills education, and abuse prevention are increasing. School health models, psychological counseling, and periodic check-ups for children have also initially brought about results.
However, the minister emphasized that there are still many challenges as children in ethnic minority and mountainous areas still face malnutrition, drowning, school violence; mental health among children and adolescents is showing a worrying trend.
She called on sectors, localities and the whole society to join hands to prioritize resource investment and coordinate closely to complete national goals for children - towards a future where all children are protected, loved and developed comprehensively.
Immediately after the launching ceremony, the delegation participated in many meaningful activities such as giving gifts, health check-ups and free psychological counseling for children in Phu Tho province.
