Information on housing and real estate market in the third quarter of 2025 recently announced by the Ministry of Construction noted that in the past quarter, there were 79 commercial housing projects eligible to sell future housing.
Accordingly, the supply from these 79 projects eligible for sale is equivalent to a scale of about 32,449 units; including 15,649 apartments and 16,800 individual houses; an increase of about 2.6% compared to the second quarter of 2025 and an increase of 43% compared to the same period in 2024.
The total number of housing projects eligible to sell future housing in the third quarter, including commercial housing and social housing, reached 92 projects with a scale of about 37,987 units; of which 22,210 are apartments and 16,777 are individual houses.
Particularly for commercial housing development projects, there are 133 projects approved for investment; 1,231 projects are under construction with a scale of about 618,371 units; of which there are 174,047 apartments and 444,324 individual houses.
The number of completed commercial housing projects in the third quarter was 21 projects with a scale of about 9,496 units, including 3,239 apartments and 6,257 individual houses - equal to 200% compared to the second quarter of 2025 and equal to 131% compared to the same period in 2024.
The Ministry of Construction assessed that last quarter, the supply of commercial housing projects, social housing and land plots (transfer of land use rights with infrastructure for people to build houses) improved significantly.
The total supply of commercial housing projects, social housing projects and infrastructure investment projects to transfer land use rights for people to build their own houses in the third quarter of 2025 includes: approved investment policies: 113 commercial housing projects; assigned investors, approved investment policies and assigned investors without bidding for 93 social housing projects.
At the same time, the total number of projects under construction is 1,779 projects with a scale of about 842,659 apartments, lots/plots; of which, 306,663 apartments, 444,324 individual houses and 91,672 lots/plots of land transferred to people to build their own houses.
Nationwide, there are a total of 78 completed projects with a scale of about 27,949 units, lots/plots; of which, 17,194 apartments, 6,257 individual houses and 4,498 lots/plots of land transferred to people to build their own houses.
One of the solutions proposed by the Ministry of Construction in the last months of the year is to focus on reviewing and removing obstacles for real estate projects. Especially removing obstacles in planning, compensation, site clearance, land allocation/lease for project implementation to soon complete real estate projects, creating supply for the market.
Along with that is strengthening the management of the real estate market, business activities, and real estate transfers; continuing to monitor and grasp market information to promptly issue solutions and management mechanisms for the real estate market to develop in a stable, safe, and sustainable direction.
