Real estate market forecast into new growth cycle

VTV.vn - In the fourth quarter of 2025, the real estate market will enter a new growth cycle thanks to policies from the revised Land Law, with the driving force for development in the suburbs of Ho Chi Minh City.

The 11th PropertyGuru Vietnam Awards has affirmed the strong vitality of the market, contributing to promoting market development.

Mr. Jules Kay, General Director of PropertyGuru Asia Property Awards, said the above information at the award ceremony at the PropertyGuru Awards 2025 recently held in Ho Chi Minh City. Accordingly, the winning projects include apartments, houses, resorts, urban areas, commercial and industrial areas, demonstrating excellence in creating spaces for all subjects, from young to old, families to individuals, investors to renters. This affirms the needs and aspirations of the market.

This year's awards are not only a recognition of individuals or businesses, but also clearly reflect the transformation of the Vietnamese real estate industry, especially in the context of a strong market recovery. According to data from the Ministry of Construction , as of September 2025, the total number of real estate transactions nationwide reached about 430,769, a slight increase of 1% over the same period in 2024, with the apartment market in major cities such as Hanoi and Ho Chi Minh City leading the growth.

Mr. Thien Duong, Chairman of PropertyGuru Vietnam Property Awards and General Director of GroupGSA Vietnam, shared that from ecological design to large-scale urban areas, developers have inspired with a spirit of dedication, creating works that are not only visually impressive but also highly applicable and in harmony with the environment.

The expansion of this year's award categories, according to Mr. Nguyen Quoc Anh, Deputy General Director of PropertyGuru Vietnam, reflects the trend of putting customers at the center, shifting from selling products to focusing on living experiences and satisfaction, encouraging quality improvement. This is even more meaningful when the market witnessed the average price of apartments in Hanoi reaching 80 million VND/m2 and Ho Chi Minh City 85 million VND/m2, while diversifying investment channels, no longer focusing on land but spreading to resort real estate and apartments.

The highlight of this year’s market is that the Organizing Committee honors sustainable development businesses and affordable housing at the awards in line with the major market trends, where green and affordable real estate becomes an attractive investment opportunity. The winning developers will continue to compete in the Asian final on December 12, 2025 in Bangkok, Thailand, contributing to raising Vietnam’s position in the region.
