(Dan Tri Newspaper) - The People's Committee of Bac Giang province has just issued a new land price list applicable from December 10th to December 31st, 2025. In Bac Giang City, some residential land prices reach up to 120 million VND/m2.
The People's Committee of Bac Giang province has just issued Decision No. 40/2024 amending and supplementing some contents of Decision No. 72/2021 dated December 21, 2021 of the Provincial People's Committee promulgating regulations on land price tables for the period 2022-2024 in the province. This Decision is effective from December 10 to December 31, 2025.
According to the new land price list, depending on the area, land for annual crop cultivation ranges from 60,000 to 70,000 VND/m2. Land for perennial crops ranges from 55,000 to 65,000 VND/m2. Land for aquaculture ranges from 48,000 to 60,000 VND/m2, and land for production forests ranges from 12,000 to 20,000 VND/m2.
Regarding non-agricultural land categories, the new land price list specifically lists residential land, commercial and service land, and non-agricultural production facility land. Specifically, the highest price for residential land in urban areas and along major transportation routes is 120 million VND/m2, and the lowest is 500,000 VND/m2. For residential land in rural areas, the highest price is 14 million VND/m2, and the lowest is 400,000 VND/m2.
Notably, Hoang Van Thu Street (Bac Giang City) is divided into 5 sections with different price levels.
Specifically, land prices in prime locations on Hoang Van Thu Street reached a high of 120 million VND/m2, while the lowest price was 32 million VND/m2. According to the old price list issued in December 2021 by the People's Committee of Bac Giang province, land prices on Hoang Van Thu Street ranged from 35-50 million VND/m2.

For example, on Le Loi Street (Bac Giang City), one of the famous streets for fashion and food, land prices in prime locations range from 50-80 million VND/m2. According to the old price list, land prices in prime locations on Le Loi Street were only 25-40 million VND/m2.
According to this decision, districts, towns, cities, communes, wards, and townships that have undergone administrative boundary separation or merger will apply the land prices stipulated in the decision. Place names will be taken from the new administrative units after the separation or merger.
On September 28th, the Standing Committee of the National Assembly issued Resolution No. 1191/NQ-UBTVQH15 on the reorganization of district and commune-level units in Bac Giang province for the period 2023-2025. Specifically, Bac Giang province merged Yen Dung district into Bac Giang city and adjusted the administrative boundaries of Luc Ngan and Son Dong districts, establishing Chu town.
Bac Giang province also merged 34 out of 209 commune-level units to form 17 new commune-level units, and established 16 wards and 2 towns based on the existing 18 commune-level units. After the reorganization, Bac Giang province did not change the number of district-level units but reduced the number of commune-level units by 17.
According to point a, clause 1, Article 158 of the 2024 Land Law, land valuation must ensure the following principles:
- Land valuation method based on market principles;
- Strictly adhere to the methods, procedures, and processes for land valuation;
- Ensuring honesty, objectivity, openness, and transparency;
- Ensuring independence between the land valuation consulting organization, the land price table appraisal council, the specific land price appraisal council, and the agency or person authorized to decide on land prices;
- Ensuring a balance of interests between the State, land users, and investors.
