Can Tho: 3 more real estate projects complete land valuation to calculate land use fees

Regarding the work of determining land prices to calculate land use fees, land rent for projects, land use fee collection prices when handing over resettlement land; auctioning public land plots managed by the State in Can Tho City, the Department of Agriculture and Environment of Can Tho City said that recently, this locality has completed specific land valuation to calculate land use fees for projects including: Nam Long 2 Residential Area Project (Lot 9A) Hung Thanh Ward, Cai Rang District; Thien Quan - Marina Plaza luxury apartment project, An Khanh Ward, Ninh Kieu District; Hung Thanh Residential Area Project (Lot 5C) in Hung Thanh Ward, Cai Rang District.

The project of Trade Center, Office and Housing in Cai Khe Ward, Ninh Kieu District is undergoing land valuation.

Projects currently carrying out specific land valuation work include: STK An Binh New Urban Area Project, An Binh Ward, Ninh Kieu District; Commercial Center, Office and Housing Project in Cai Khe Ward, Ninh Kieu District; IDICO Construction Investment Joint Stock Company No. 10 Project (land lease); Nam Can Tho University Project; Urban renovation project of Co Do town, Co Do district, invested by Cadif Investment Joint Stock Company.

According to the Department of Agriculture and Environment of Can Tho City, in the process of implementing specific land valuation to calculate land use fees and land rents of some projects, difficulties and obstacles have been encountered due to the project implementation time being prolonged through many provisions of the Land Law, changes in investment policies and adjustments to detailed construction planning many times, and compensation, support and resettlement work has not been completed on the entire project area.

Currently, according to the provisions of the 2024 Land Law and its implementing guidelines, the Department of Agriculture and Environment is implementing specific land valuation for all projects eligible for valuation.

Previously, on February 20, 2025, at the 15th Anniversary of the Establishment of the Can Tho City Real Estate Association, Chairman of the Can Tho City Real Estate Association Duong Quoc Thuy proposed that the Standing Committee of the Can Tho City People's Committee, relevant departments, districts and towns pay attention to and continue to remove difficulties and obstacles for real estate projects in the area in 2025. Specifically, support project investors in compensation, site clearance, and quick calculation of land use fees to ensure project progress in accordance with regulations.

Regarding the above proposal, Permanent Vice Chairman of Can Tho City People's Committee Duong Tan Hien said that the City has sent many documents to ask for opinions from ministries, the Prime Minister 's instructions... and said that it will be determined to resolve difficulties in real estate projects.

Mr. Hien said that Can Tho currently has 17 projects that need to be submitted to the Standing Committee of the City Party Committee for approval. Currently, the City People's Committee has collected all the documents, reported on each project in detail, and made recommendations to the Standing Committee of the City Party Committee. When the Standing Committee of the City Party Committee has approved the project, it will focus on creating all favorable conditions, supporting and helping businesses to implement projects in the area.
