Sharing with reporters of the Investment Electronic Newspaper - Baodautu.vn , a woman living in the HH Linh Dam apartment complex said that 4 years ago, she bought a 62 m2 apartment for about 1.3 billion VND, equivalent to 20 million VND/m2. However, there are currently no apartments for sale at that price.

“The house I am living in was even offered to be bought by a resident here for 2.4 billion VND (about 38.7 million VND/m2),” said this woman.

According to many brokers, the lowest price currently being offered is over 1.7 billion VND. This house has an area of 56 m2 and is located on the 41st floor. The rest, most of the apartments for sale will cost from 1.8 - 3.1 billion VND, equivalent to about 39 - 41 million VND/m2.

For high floors, from the 25th floor up, the selling price will be about 30 million VND lower than the floors below. In addition, apartments located in buildings facing the street will have prices about 50 million VND lower than the buildings inside.

Currently, apartments with an area of 46 m2 are being rented for about 5.5 million VND/month. Apartments with 2 bedrooms with an area of 56 m2 will have a rental price of about 8.5 million VND/month. With business premises on the 1st floor, the rental price will be about 30 million VND/month.

The service fee at the project is also quite low, only about 160,000 VND/month. In addition, the parking fee is only 80,000 VND/motorbike/month. The above amount is even lower than other mini apartment projects in the area.

In a recent move, the Hanoi People's Committee said that the issuance of certificates to households has not been resolved yet, because the investor has not completed the project's legal documents to send to the Department of Natural Resources and Environment.

This is clearly shown by the fact that residents of 12 apartment buildings have to share a very modest green space in the central area of the project. The children's playground and the adult gym also have only a few rudimentary amenities.

The underground parking lot is often not enough, forcing many people to park on the sidewalk or in the surrounding area. The number of schools in the area is also unable to meet the huge number of residents from HH Linh Dam apartment building.
