On the afternoon of January 12, the Ministry of Construction announced real estate market information for the fourth quarter of 2023 and the whole year of 2023. It noted that apartment prices continued to increase in Hanoi and Ho Chi Minh City, especially in central areas.
Specifically, in Hanoi , in the fourth quarter of 2023, apartment prices increased from 3.5 to 4.1%. In Ho Chi Minh City, many projects have increased prices from 3.6 to 4.6%. In the market, there are almost no projects in the affordable apartment segment priced under 25 million VND/ m2 , mainly the mid-range apartment segment priced from 25-50 million VND/ m2 .
For individual housing, in 2023, prices in localities tend to decrease every quarter and decrease by 10 - 14% compared to 2022. Some localities have decreased a lot such as Da Nang (down 13.1%), Hanoi (down 10.8%), Ho Chi Minh City (down 12%), Khanh Hoa (down 12.3%), Dong Nai (down 10.9%)...
However, the selling price of villas and townhouses in Hanoi and Ho Chi Minh City remains high, despite low transaction volume. In Hanoi, many projects have selling prices ranging from 160 to over 300 million VND/m2. In Ho Chi Minh City, the selling price of villas and townhouses in some areas ranges from 140 to over 400 million VND/ m2 .
For office space for rent, Hanoi and Ho Chi Minh City both have a tendency to decrease rental prices from 9 - 22% compared to the previous quarter, while the situation of returning premises and the trend of moving offices from the central area to the surrounding areas has increased compared to the previous quarter.
For resort real estate, both selling prices and transaction volume continue to decline. The number of resort villas for sale in the southern region has also decreased sharply. The number of tourist apartments for sale in 2023 nationwide has also decreased compared to 2022.
