From social housing loans and savings, Mr. Bui Duc Tu's family, Quyet Thang ward, City, was able to build a house.
After nearly 10 years of renting, in early 2024, Mr. Bui Duc Tu's family officially owned their own house in Group 6, Quyet Thang Ward, City, to the excitement of the whole family. This apartment was built from the couple's savings and preferential loans from the Social Policy Bank.
Unable to hide his joy and emotion, Mr. Tu shared: For many years, a family of 4 members has lived in a rented room of more than ten square meters, lacking many things. Every month, the family has to spend nearly 2 million VND on rent. My wife and I saved money to buy a piece of land but did not have enough money to build a house. After researching and receiving advice from the staff of the Social Policy Bank, in mid-2023, I was able to borrow 250 million VND for 20 years. Each month, including principal and interest, I only had to pay more than 4 million VND, suitable for my family's income.
Sharing the same joy as Tu's family, Nguyen Thi Quyen's family in Group 9, Chieng Le Ward has also just completed their dream house. For nearly 20 years, her family has lived in a small house, and their savings were not enough to build a house. Her family went to the ward to complete the procedures and register for a loan from the Social Policy Bank. In 2024, her family was able to borrow 500 million VND from the Social Policy Bank to build a house.
Mr. Le Thai Ha, Deputy Director of the Provincial Branch of the Vietnam Bank for Social Policies, said: The Bank coordinates with socio -political organizations to strengthen propaganda and dissemination of documents and guidelines of the Vietnam Bank for Social Policies on loan subjects and procedures so that people can understand and participate in credit loans. In particular, special attention is paid to propaganda for loan subjects who are low-income officials and workers.
Currently, the lending interest rate of the social housing loan program is 6.6%/year. Loans to buy, hire-purchase social housing, housing for the people's armed forces: The maximum loan amount is 80% of the contract value. Loans to build or renovate, repair houses: The maximum loan amount is 70% of the estimated value or capital use plan, not exceeding 1 billion VND, based on the construction investment capital rate, housing construction unit price of the competent authority and not exceeding 70% of the value of the loan collateral. The loan term is agreed upon by the Social Policy Bank where the loan is made and the customer in accordance with the customer's ability to repay the debt and not exceeding 25 years from the date of disbursement of the first loan.
Ensuring that capital reaches the right recipients, for the right purposes, and fairly, the Bank strictly implements the loan evaluation from the grassroots level based on the principles of democracy, publicity, and transparency. The savings and loan groups conduct public evaluation, under the supervision of the entrusted organization, the Party cell secretary, the village chief, etc. Loan application procedures are processed quickly, and borrowers are always supported and guided in loan procedures by the provincial branch of the Bank for Social Policies.
Up to now, the total outstanding debt of the social housing loan program in the province has reached over 103.8 billion VND, with 333 customers still in debt. The effectiveness of preferential loans has helped many households in the area have more conditions to build new and renovate houses to ensure safety and solidity, improve living conditions and enhance the quality of life.
