In which, group 1 has 3 villas including Dinh 1 (old Bao Dai palace), Dinh 2 (old Governor-General's palace), Dinh 3 (old Bao Dai palace) which are villas with typical values in terms of architecture, landscape and historical and cultural values. For villas in this group, when renovating, the external architectural shape, internal structure, construction density, number of floors and height must be kept intact.

In this adjustment, 2 villas from group 1 were transferred to group 2: villa number 4 Hung Vuong (old Nguyen Huu Hao palace) and villa number 1 Ly Tu Trong (old provincial governor's residence).
Group 2 villas include 69 villas with architectural, landscape, historical and cultural values. When renovating, the exterior architectural form must be kept intact.
In addition, Lam Dong province also classified 94 villas into group 3. The interior and exterior spaces of the building were renovated and upgraded in accordance with the provisions of the law on planning, architecture and construction.

Also according to the new regulations, villas in group 1 and group 2 cannot be demolished if they are not severely damaged or at risk of collapse according to the results of the construction safety assessment by the competent authority. Villas in group 3 are allowed to be newly built according to the planning, in accordance with the architecture and landscape of the area.
Recently, many state-owned villas in Da Lat City have not been effective when they were leased to some units and individuals. After leasing, many investors did not put the villas into operation, or only renovated them half-heartedly, causing waste and degradation.
