Finding sustainable development solutions for Vietnam's real estate market

On the afternoon of October 16, in Hanoi, the Vietnam Real Estate Market Research and Evaluation Institute (VARS IRE) organized a seminar on “Vietnam Real Estate Market: Identifying Problems and Solutions”, attracting the participation of many economic experts, policy makers, representatives of state management agencies and enterprises.

In the current context, the Vietnamese real estate market is recording clear signs of recovery after a long period of stagnation, with supply and liquidity showing signs of improvement, along with the gradual strengthening of investor confidence. However, according to experts, the market still faces many major shortcomings in the legal framework, credit, operating mechanisms and a number of related policies. These "bottlenecks" are considered significant barriers, affecting the stable and sustainable development of the entire industry in the medium and long term.

Dr. Nguyen Van Dinh, Vice President of the Vietnam Real Estate Association, President of the Vietnam Real Estate Brokers Association, affirmed that although Vietnam's economy is recovering strongly, the real estate industry still needs to remove legal bottlenecks, access to capital and operating mechanisms to promote its role in leading capital flows, stimulating investment and improving competitiveness. The workshop provided valuable information and multi-dimensional perspectives from leading experts to find solutions to develop the current real estate market. VARS IRE also published the Real Estate Market Overview Report for the third quarter of 2025, providing a comprehensive view of market developments, investment trends and influencing factors.

In fact, in the Vietnamese real estate market, one of the current outstanding issues is that the price level of real estate has continuously increased in a short period of time, not completely commensurate with the real value. Specifically, most of the newly opened projects in big cities have recorded prices of over 100 million VND/m2. This situation is explained by the fact that the supply has not been completely "untied" after legal problems and high input costs for projects. Notably, the market is witnessing transactions mainly arising from second home buyers or more, with the expectation that prices will continue to increase in the future or simply the need to keep assets safe. This shows that speculation still exists, somewhat overshadowing the role of real estate in meeting real housing needs.

Experts also said that the increase in real estate prices comes from many causes, including factors from market supply and demand and other groups of causes related to policies and laws. This is an issue that has received special attention from the Government and agencies. Many solutions have been studied and proposed to control and restrain the increase in real estate prices. Experts warn that if not resolved promptly and thoroughly, this situation will seriously affect the stable and sustainable development of the market, posing risks to the economy in general.

The workshop is expected to make an important contribution to perfecting policies, creating a legal foundation and a more favorable investment environment for the Vietnamese real estate market in the new recovery and growth period. This is not only an event to announce periodic reports but also a forum to share knowledge and promote action, where opinions, data and solutions are presented to contribute to perfecting mechanisms and policies, strengthening market confidence and shaping a vision for sustainable development for Vietnamese real estate, building a transparent and sustainable real estate market.
