Despite the surge in room rentals during the back-to-school season, Hanoi’s rental prices have surprisingly increased only slightly. The reason comes from abundant supply and financial pressure on renters.

According to the latest survey, rental prices in "hot spots" such as Cau Giay, Nam Tu Liem, or Hai Ba Trung have hardly changed compared to the beginning of summer. Specifically, a 20m² private room in Cau Giay remains at 2.8 - 3 million VND. A room larger than 30m² in Nghia Do area is also priced stably at 3.5 - 4 million VND.

The mini apartment segment also recorded a similar situation. Rental prices in My Dinh, Cau Giay or Ha Dong areas have not changed compared to a few months ago, fluctuating between 3.6 and 6.5 million VND depending on location and area.

Reasons why rental prices in Hanoi have not increased much

Although we are entering the peak period, when tens of thousands of new students flock to Hanoi to find accommodation, this year's rental prices have not exploded like previous years. There are a number of important reasons explaining this development:

In recent years, many landlords have invested in building new closed dormitories and mini apartments with full amenities such as elevators, air conditioners, and closed kitchens. Thanks to that, the market has a series of rental products, distributed evenly in Cau Giay, Nam Tu Liem, Thanh Xuan, and Ha Dong districts. When supply increases rapidly, the pressure to increase prices during peak season is reduced.

Students and young workers are the main group of tenants, with income levels usually at a moderate level. If prices increase suddenly, they are willing to choose rooms far from the center or share rooms with many people to save costs. It is this "resistance" that makes landlords consider carefully before raising prices sharply.

The cost of land, construction materials and maintenance of boarding houses have all increased, putting pressure on landlords. However, instead of suddenly increasing prices during the peak season, many landlords have quietly adjusted them in stages since the beginning of 2025. Thanks to that, the current rental price is 10-15% higher than in March 2025, but does not create a feeling of "price shock" when students enroll.

In areas with a large student population such as My Dinh, Xuan Thuy, Cau Giay, the presence of too many boarding houses and mini apartments creates fierce competition. Landlords who push prices too high are likely to lose customers, because tenants have many alternative options. This contributes to keeping the price level stable.

Some students and young workers tend to rent short-term through online platforms or choose rooms far from the center but travel by bus or train. This trend disperses demand, reducing pressure on areas that used to be the "hottest".
