Primary supply of land in Da Nang and its vicinity increased slightly by 9% compared to the same period in 2024, mainly distributed in previously launched projects. Quang Nam province and Da Nang city play a key role in supplying the market, while Hue city remains scarce.
Land supply in Da Nang and surrounding areas increased slightly in April 2025, mainly in previously opened projects.
The secondary selling price of the land segment in April 2025 increased by an average of about 2% compared to March. The group of products belonging to urban complexes, diverse internal and external utilities, complete legal procedures... are the main liquidity force of the market.
For the apartment segment, DKRA Group's report recorded a 14% decrease in primary supply compared to the same period last year, concentrated in Da Nang City; while Hue City and Quang Nam Province continued to have a shortage of new projects for sale. The primary absorption rate reached 13% of supply, with most of the consumption coming from the basket of products from previously launched projects.
Primary supply is concentrated in Son Tra district (Da Nang city), accounting for nearly 33% of the total primary supply in the whole market. Primary and secondary selling prices have not fluctuated much, secondary liquidity is concentrated in projects that have handed over houses, conveniently connected to the city center.
With some projects in Da Nang implementing communication and accepting bookings, DKRA's report predicts that the supply of apartment segments in the city and surrounding areas will increase in the coming months, with the peak falling in June 2025.
