This is an important legal basis for the investor to be ready to start construction, build the project and promptly bring the apartment product line to the market. The Green Rhythm - Dream House apartment project invested by Green Rhythm Architecture Joint Stock Company has been approved by Can Tho City People's Committee for investment policy and investor approval in Decision No. 2985/QD-UBND dated August 18, 2022 with a construction scale of 13 floors. On January 13, 2023, Can Tho City People's Committee issued Decision No. 83/QD/UBND on approving the adjustment of investment policy and investor approval of the Green Rhythm - Dream House apartment project for the investor being Green Rhythm Architecture Joint Stock Company in Decision No. 83/QD/UBND, Can Tho City People's Committee has approved the preliminary content of housing product structure and land allocation for social housing development, preliminary investment plan, construction, urban infrastructure management within and outside the project scope. Accordingly, the project's construction scale was adjusted from 13 floors to 1 basement and 17 floors above ground. With a land area of 3,083m2, the investor reserved 53% of the area for construction, 26% for green space and 21% for parking. The project's products include 279 apartments and 11 shophouses, including: 1 block of 17 floors and 1 basement; other facilities include a community house, an operator's house, a parking lot, and trees. The investment plan for building a parking lot and parking spaces within the project area ensures sufficient parking spaces and parking areas for each type of vehicle according to the scale of the area, population, and number of apartments. The total investment capital of the project is expected to be 320 billion VND. Of which, the capital owned by the investor is 64 billion VND, equivalent to 20% of the total investment capital, the capital mobilized from credit institutions is 256 billion VND, equivalent to 80% of the total investment capital.
Sharing more specifically about the apartment products, the investor said: At the base of the project, 11 shop houses will be arranged with a structure of 1 ground floor, 2 floors, each shop house has an area of about 150m2. From the 3rd to the 17th floor, there will be 1-bedroom apartments (40m2), 2-bedroom apartments (from 50-67m2), 3-bedroom apartments (from 83-90m2). In the apartment building, there will be open spaces, community rooms, gyms, yoga rooms, etc. Adjacent to the apartment building is a park with an area of about 3,000m2 belonging to the Nam Long - Hong Phat project. In addition, internal facilities such as schools, supermarkets, hospitals, convenience stores, and landscape lakes are only within a radius of 3-5km from the apartment building. This is also an area with synchronous and smooth traffic infrastructure, a bustling commercial and service development area of Cai Rang district in particular and Can Tho city in general. In particular, on April 28, 2023, Can Tho City People's Committee approved the Project to adjust the detailed construction planning at a scale of 1/500 of Tay Do Cultural Center in Cai Rang district. In terms of planning, this is a concentrated administrative area of Can Tho city and Tay Do Cultural Center of Can Tho city. Including: city-level office system; headquarters of political and social organizations, public service units in the city; cultural works; service - commercial works associated with administrative - cultural activities; urban public spaces; urban public transport hubs. With the advantage of having clean land in a prime location, the Company will focus all resources, implement and complete the project on schedule to promote the effectiveness of the project. At the same time, invest in completing construction items and works in accordance with approved planning types, ensuring synchronous connection of technical infrastructure works within the project. During the implementation process, the Investor and the construction unit will ensure compliance with the provisions of the law on investment, land, construction, housing, social housing, environmental protection, labor safety, fire prevention and fighting, regulations on capital mobilization and real estate business and other relevant regulations.
Dream House - Nhip Dieu Xanh Apartment is expected to invest in construction of project items (including foundation, technical infrastructure, reinforced concrete floor frame, masonry... to be completed by January 2024 at the latest. Completed and put into use by the second quarter of 2024 at the latest. During the construction process, the investor also commits to comply with the regulations of the City People's Committee in Decision No. 83/QD/UBND, actively coordinate with the Department of Construction, Department of Natural Resources and Environment, Department of Transport, People's Committee of Cai Rang district to carry out construction investment procedures in accordance with legal regulations; ensure project implementation in accordance with the 1/5,000 scale zoning plan of Cai Rang district to 2030 and vision to 2050, detailed plan at scale 1/500 of Nam Long Residential Area in Nam Can Tho Urban Area, Hung Thanh Ward, Cai Rang District, Can Tho City has been approved. |
