Hanoi partially adjusted the detailed planning in Gia Lam district; Ho Chi Minh City has 17 real estate projects approved for investment in 2024; Binh Duong has a new land price list, the highest is over 52 million VND/m2.

Recently, Chairman of Hanoi People's Committee Tran Sy Thanh chaired the second meeting of the Steering Committee on implementing measures to prevent and combat waste in the city.

At the meeting, the Steering Committee heard a report on the plan to implement waste prevention and control measures in 2025 and the following years in Hanoi.

Notably, the City mentioned the case of the urban functional area project at 233, 233B and 235 Nguyen Trai Street (Thanh Xuan District).

“Cao Xa La” area is a popular name that Hanoians use to refer to the “golden land” area at 233, 233B and 235 Nguyen Trai. This name comes from the fact that this place used to be the address of three large factories, including Sao Vang Rubber Factory, Hanoi Soap Factory, and Thang Long Tobacco Factory.

After these factories are relocated to serve urban re-planning and pollution reduction, the land is expected to be used to build new urban areas, with a population of about 46,000 people. This place is considered a "golden land" because it is located next to a major traffic axis, next to the Royal City urban area and many famous universities.

FLC may have 4 land lots in Nam Tu Liem district revoked

Hanoi People's Committee has issued Decision No. 6676 on extending land use for 24 months for 4 land plots CT1, CT2, LK1.2 and NT belonging to the urban functional area project DM1, Dai Mo ward, Nam Tu Liem district, invested by FLC Group Corporation.

The decision clearly states that FLC Group is responsible for paying the State an additional amount of money equivalent to the land use fee and land rent for the above 4 plots of land within the extended period as prescribed. If the extended period expires and FLC Group has not yet put the land into use, the State will reclaim the land without compensation for the land, assets attached to the land and the remaining investment costs on the land as prescribed.

The City People's Committee requested the City Tax Department and the Department of Natural Resources and Environment (TNMT) to determine financial obligations regarding land during the extended period for the four plots of land.

If the investor has not put the land into use after the extended period, the Department of Natural Resources and Environment shall prepare a dossier to submit to the City People's Committee to reclaim the land without compensation for the land, assets attached to the land and remaining investment costs on the land according to the provisions of law.

In 2017, FLC won the auction for the right to use 6.4 hectares of land in the DM1 area of ​​Dai Mo ward, Nam Tu Liem district for VND860 billion, nearly 2.7 times higher than the starting price. According to the plan, the land includes land for townhouses, land for semi-detached villas, land for social high-rise buildings, etc.

Social housing project slow to progress warned of revocation

In the summary report on resolving voters' petitions in 2024 of the Hanoi People's Committee, voters said that the social housing project for low-income people with the code CT5 in Hau Duong village, Kim Chung commune (Dong Anh district, Hanoi) had announced land recovery since 2010, but so far it has not been implemented.

Therefore, voters requested the City People's Committee to direct the acceleration of progress and find solutions to remove obstacles for people in the project planning area to exercise land use rights according to the provisions of law.

Responding to this issue, the Hanoi People's Committee said that the housing project for workers at plot CT5 of Kim Chung new urban area, Kim Chung commune, invested by the Joint Venture of Hanoi Housing Investment and Development Corporation (Handico) and Viglacera Corporation - JSC, has a land use area of ​​about 14,330m2.

The project was approved for investment by the Hanoi People's Committee in 2009 and adjusted in 2015. Currently, the project has not yet implemented site clearance compensation and has not been allocated or leased land.

Hanoi partially adjusts detailed planning in Gia Lam district

Hanoi People's Committee has just approved local adjustments to the detailed planning of both sides of Doc Hoi - Vietnam Agricultural Academy route.

Specifically, in Decision No. 6591/QD-UBND, the Hanoi People's Committee approved the local adjustment of the Detailed Planning on both sides of the Doc Hoi - Vietnam Agricultural Academy route at a scale of 1/500, at the land plot marked CCKO1.2, Co Bi commune, Gia Lam district (headquarters of the Gia Lam District Civil Judgment Enforcement Office).

The area of ​​the detailed planning adjustment study is 2,199 m2, with the following boundary locations: Northeast adjacent to the planned road; Southeast adjacent to the planned land plot of Gia Lam District People's Court headquarters; Southwest adjacent to the planned land plot of Gia Lam District People's Procuracy headquarters; Northwest adjacent to the existing Trung Thanh road.

The adjustment aims to concretize the Master Plan for Capital Construction to 2030, with a vision to 2050, as well as to be consistent with the N11 urban subdivision plan (scale 1/5,000) and the investment project approved by the Ministry of Justice.

In 2024, Ho Chi Minh City will have 17 real estate projects approved for investment policy.

The above information was stated by Mr. Tran Hoang Quan, Director of the Ho Chi Minh City Department of Construction at the Conference to evaluate the results of implementing the socio-economic development tasks in 2024 and deploy tasks in 2025, organized by the Ho Chi Minh City People's Committee on the morning of December 26.

According to Mr. Tran Hoang Quan, the city's real estate market has gradually recovered, from a negative level in 2023 to positive growth again from the beginning of 2024. The growth rate is still slow but there are positive signs.

Some new projects have been approved for investment and some old projects have been restarted thanks to the removal of difficulties. Specifically, as of December 15, the city has 17 housing projects approved for investment. Of these, 8 projects have been approved for investment by the Thu Duc City People's Committee after being decentralized. In addition, the city also has 4 housing projects licensed for construction in 2024.

Regarding the results of removing obstacles for real estate projects, the city currently has 34 projects under consideration for removal from monitoring and handling and 30 projects that need to continue to be monitored and handled.

Binh Duong has a new land price list, the highest is over 52 million VND/m2

Binh Duong Provincial People's Council has issued a Resolution adjusting the land price list for the period 2020 - 2024, effective from January 1, 2025 to December 31, 2025.

For urban land, the first-class roads at location 1 of Thu Dau Mot City such as Yersin, Bach Dang, Cach Mang Thang Tam, Binh Duong Boulevard (National Highway 13), Dinh Bo Linh, Doan Tran Nghiep, Hung Vuong, Nguyen Du, Nguyen Thai Hoc, Quang Trung, Tran Hung Dao have the highest land price of 52.16 million VND/m2, an increase of nearly 38% compared to the old land price list.

In Thuan An City, some sections of type I roads (position 1) such as Cach Mang Thang Tam (old DT745), Do Huu Vi, Hoang Hoa Tham, Phan Dinh Phung, Thu Khoa Huan, Trung Nu Vuong have prices of 28.7 million VND/m2, an increase of 49%.

In Di An City, the type I roads (location 1) are Co Bac, Co Giang, GS 01 Street, Areco Green Square Residential Area, Street No. 9, Di An City Administrative Center Area, Nguyen Thai Hoc, Street No. 5 (Co Giang - Tran Hung Dao), Street No. 6 (Co Giang - Tran Hung Dao), Tran Hung Dao has a price of 35.3 million VND/m2, an increase of nearly 84% compared to the old land price list.

For Ben Cat City, the highest price belongs to type I roads at location 1 such as the bus station to Ben Cat market, Lot A, Lot C at 22.7 million VND/m2, an increase of 72% compared to the old land price list.

In Tan Uyen City, the highest land price is nearly 21.3 million VND/m2. These are plots of land located on two new market streets (Uyen Hung)…

Thua Thien Hue plans Loc Binh coastal tourist area of ​​nearly 330 hectares

Recently, the People's Committee of Thua Thien Hue province has decided to approve the zoning plan for the construction of the Loc Binh resort, commercial services, entertainment and sports area, Phu Loc district.

The project is planned with an area of ​​nearly 330 hectares, with service areas, sea square area, tourist service area, camping, landscape trees... Of which, the area belonging to Loc Binh commune is about 245.10 hectares and the area belonging to Vinh Hien commune is about 83.33 hectares.

The planning area is divided into 4 sub-areas. Sub-area A, a tourism service area combining sports and adventure tourism activities, is located to the west of the planning area, approaching the Tu Hien bridge road and National Highway 49B.

Next, subdivision B is the coastal accommodation and resort service area and the lagoon experience tourism service area stretching out, adjacent to the sea and the water surface of Hai Phu lagoon.

Sub-area C focuses on high-end mountain resort combined with health care tourism located in the high mountain area to the East and South of the planning area, adjacent to Laguna Tourist Area.

Finally, subdivision D corresponds to the tourist service area associated with the water surface of Hai lagoon in the central area of ​​the planning area.
