How to slow down the escalation of apartment prices and ensure affordability?

(NLDO)- Real estate experts propose solutions to reduce apartment prices from "escalating", so that middle-income people can also have the opportunity to own a house.

At a recent meeting of the Central Steering Committee on Housing, Prime Minister Pham Minh Chinh asked: "Who has the money to buy an apartment building with a price of 70-100 million VND/m²? Are you all living in heaven?" This statement has brought back real concerns: apartment prices in Hanoi and Ho Chi Minh City are far beyond the affordability of most people, especially young families and workers.

A report by the Ministry of Construction shows that in the first 9 months of 2025, the average apartment price reached 75.5 million VND/m², a slight increase compared to the previous year and 87.7% higher than in 2019. The growing gap between income and housing prices makes the dream of "settling down" more distant.

So what to do to control apartment prices?

Reporter of Nguoi Lao Dong Newspaper had a conversation with Mr. Vo Hong Thang, Real Estate Expert - Deputy General Director of DKRA Group, to understand the reasons leading to the situation of "escalating" apartment prices, and at the same time propose effective price control solutions, ensuring sustainable market development, aiming at giving middle-income people the opportunity to own a house. Thereby, hopefully contributing to finding a solution to the urban housing problem in Vietnam.
