(LĐ online) - The People's Committee of Lam Dong province has just agreed with the proposal of the Department of Construction on not considering the proposal of Mount A Trading Joint Stock Company (Mount A Company) to invest in building a 5-star luxury hotel on land plot No. 11, Tran Quoc Toan Street (Ward 1, Da Lat City).

This golden land area of 6,360.8 m2 is located along Xuan Huong Lake, Bui Thi Xuan - Tran Quoc Toan roundabout. According to the proposal of Mount A Company, a 5-star hotel with 7 floors above ground and 4 basements will be built here. The construction density of the above ground part is 60% of the land and the underground part is 90%.
After nearly a month of review, the Department of Construction determined that the land originated from DiDaMa Company Limited, which won the auction to lease the land use rights and assets on the land with a one-time payment at the end of 2015. After that, Lam Dong province approved the policy of transferring the land use rights from Mr. Nguyen Van Tuan to Mount A Company at the end of 2021.
Land plot No. 11 is within the scope of the Urban Design Project of Xuan Huong Lake Landscape Area and the Detailed Planning and Urban Design Project, scale 1/500 of Hoa Binh Central Area. Regarding construction standards, this land plot only has a construction density of 40%. Depending on the setback, this land plot can only be built up to a maximum height of 2 - 5 floors.
Compared with the above regulations, the proposed idea of Mount A Company (7 floors above ground, 4 basements, construction density of 60%) is not consistent with the approved detailed planning and urban design.
In addition, according to the management regulations attached to the Master Plan under Decision 704, key projects are identified in the zoning plans. However, currently, the land plot at 11 Tran Quoc Toan does not have an approved zoning plan. In addition, the central zoning plan being prepared by the People's Committee of Da Lat City has not identified the location of the land plot at 11 Tran Quoc Toan as a key project. Therefore, the Department of Construction proposed that the People's Committee of Lam Dong province not consider the proposal of Mount A Company and so far the People's Committee has agreed not to consider it.
In addition, Lam Dong province also requested this enterprise to urgently carry out investment and construction procedures, focus investment resources to complete the project and put the land into proper use according to regulations.
