Looking to buy a house in Ha Dong district, Hanoi, Mr. Nguyen Van Phong said that his family has been looking for a house in an alley for many months, priced at around 2-3 billion VND. However, although there are many houses on the market for sale at reduced prices, the prices are not cheap.
He and his wife are young and do not have a negative view of the Ghost Month. Therefore, he also hopes that the Ghost Month will be an opportunity to "hunt" for a cheap house. However, it is almost half way through the Ghost Month, and his expectations are still vague.
"Recently, I have been actively researching information about real estate for sale in groups. There is a lot of information about discounts during the Ghost Month, but when I read it carefully, it is just a "trick" of the broker. They posted a discount of hundreds of millions of dong, but the selling price of the house is still the same as the 1-2 months I saw it," Mr. Phong was upset.
Sharing the same frustration, Mr. Tran Van Lap - in Hoang Mai district, Hanoi - said that he was also a victim of believing in the broker's information about deep discounts during the Ghost Month. According to Mr. Lap, he is not too worried about buying a house during the Ghost Month, so he expects that there will be few transactions this month, and that homeowners in need of money will have sellers with reduced prices.
"I was attracted by the information about the sale of a house in the alley with a discount of more than 500 million VND. When I paid a deposit of 50 million VND, my friends sent me the information about the sale of this house last month, and I saw that the value was still the same," Mr. Lap shared. After discussing with his family and relatives, Mr. Lap decided not to buy the house and accepted to lose the deposit.
From the perspective of a real estate investor with many years of experience in Hanoi, Mr. Tran Van Thanh shared that the psychology of buying a house or investing in real estate in the Ngau month is no longer as difficult as before. Buyers and sellers all have their own expectations and brokers are the ones who create the "tricks".
"The Ghost Month is equivalent to August in the solar calendar - at this time, the market picture is quite clear for both home buyers and investors to plan their plans. Price fluctuations in this Ghost Month are not large," Mr. Thanh shared and frankly emphasized that investors also need to be alert to the "tricks" of brokers.

According to some real estate brokers, posting information is the most attractive way to attract buyers. The real price of the house has not decreased, and is even higher than last month.
"Currently, many people do not hesitate to put money down to buy real estate in the Ghost Month. Others choose to close on a house but wait until August to complete the administrative procedures," said a broker.
From an expert perspective, Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - said that in recent years, investors and people with real demand for real estate are no longer "afraid" to spend money during the Ngau month.
"Products that meet real people's needs do not decrease in price. Because in segments such as low-cost apartments, houses in alleys, and old apartments, there is a lot of real demand," said Mr. Diep.
This expert recommends that those who have real housing needs should not be too psychologically burdened during the seventh lunar month. The most important thing is that buyers need to consider their own financial factors, whether the real estate price is at a reasonable level or not, to seize the opportunity to buy at a good price.
