Building entire buildings on-site can be time-consuming and costly, so many companies turn to prefabricated structures that are prefabricated in factories. A team of experts at the Korea Institute of Civil Engineering and Building Technology, led by Dr. Seok-Ho Lim and Dr. Joon-Soo Chung, improved on this method by developing a new modular home construction system, New Atlas reported on December 28.

The system consists of several building blocks shaped like shipping containers, which act as single rooms within a larger building. Each block consists of two modules: an interior module consisting of interior lining walls, interior flooring, and ceilings, and a PC module consisting of two load-bearing exterior walls and an exterior load-bearing floor.

Once manufactured, both types of modules are transported to the construction site. Here, a crane will insert the inner module into the corresponding PC module, forming a complete block. Then, the crane continues to lift each block into the correct position on the concrete floor, stacking one block on top of the other according to the architecture. Finally, the team of workers will add the roof, stairs and corridors connecting the blocks to complete the project. These blocks account for about 70% - 80% of the entire building.

The on-site assembly process not only takes less time and effort than traditional construction methods, but also creates less noise, dust, and waste. Additionally, when a building is no longer in use, the individual units can be dismantled and used for other projects. The Ministry of Land, Infrastructure, and Transport recently announced plans to use the system to build rental housing in the Seoul metropolitan area and new towns on the outskirts.

“The modular construction method provides an effective solution to address environmental issues in the construction industry and the housing shortage. This technology significantly reduces construction costs, reduces the need for a large amount of on-site work, and results in shorter construction times compared to traditional concrete construction methods,” said Lim.
