Developing ecological industry associated with seaports

Phuoc An Industrial Park is planned to develop into an ecological industrial park of the province with the orientation of attracting high-tech, environmentally friendly industries, which is also something that people are very interested in.

Industrial park attached to seaport

On August 16, 2024, Deputy Prime Minister Tran Hong Ha signed Decision No. 862/QD-TTg approving the partial adjustment of the Master Plan for the new urban area of ​​Nhon Trach, Dong Nai province to 2035, with a vision to 2050 (on technical infrastructure and industrial parks). Accordingly, the land function in the port logistics service subdivision and Phuoc An Port will be adjusted to industrial land; and a new Phuoc An Industrial Park will be built.

To specify the above orientation, on March 28, 2025, the Provincial People's Committee approved the 1/2,000 scale construction zoning plan of Phuoc An Industrial Park. This industrial park is located in Phuoc An commune with a total area of ​​330 hectares.

Phuoc An Industrial Park has Provincial Road 771C connecting Phuoc An Port running through it, dividing the Industrial Park into 2 development areas. Sub-area A (west of Provincial Road 771C), with an area of ​​about 58.37 hectares, is adjacent to the Ben Luc - Long Thanh Expressway intersection. This area prioritizes attracting high-tech industrial models, supporting industries, and innovative enterprises. Sub-area B (east of Provincial Road 771C), with an area of ​​about 271.63 hectares, prioritizes attracting high-tech supporting industries, multi-industry industries, and services. In addition, the land fund is also allocated for the function of building security headquarters, fire prevention and fighting in the service land area according to current regulations and other technical infrastructure works.

According to the Deputy Head of Dong Nai Industrial Park Management Board Do Thanh Phuoc, Phuoc An Industrial Park has a great advantage in terms of infrastructure connection. Specifically, it is adjacent to the Ben Luc - Long Thanh Expressway to the north of the Industrial Park and adjacent to the Phuoc An Port Project which has come into operation. Dong Nai Industrial Park Management Board and relevant agencies and localities coordinate to carry out the following procedures for selecting and approving investors; land acquisition, land allocation, land lease; guiding investors to establish investment procedures for infrastructure construction; implementing investment and construction and soon putting the Phuoc An Industrial Park infrastructure project into operation as soon as possible.

Ensuring the project area environment

Mr. Le Van Lap (residing in Ba Truong hamlet, Phuoc An commune) shared that he and local people are very concerned about environmental protection after this industrial park is deployed. According to Mr. Lap, the issue of environmental safety is very important, affecting people's lives and sustainable development. Therefore, local people hope that all levels and sectors when implementing construction in practice need to pay special attention to environmental protection solutions. Doing a good job of environmental protection will create peace of mind and people's agreement and support.

The representative of the National Institute of Urban and Rural Planning said that the environmental protection plan of Phuoc An Industrial Park is specifically determined in the Project to Ensure Ecological and Sustainable Development. Accordingly, this Industrial Park will build a synchronous system for collecting and treating wastewater and solid waste; maintain and develop a green landscape system in and around environmentally sensitive areas; develop a plan for managing, monitoring and supervising environmental impacts: have solutions to control and monitor through the results of monitoring wastewater quality, the affected soil environment, and strictly assess environmental impacts when considering granting environmental procedures for projects according to legal regulations.

Vice Chairman of Phuoc An Commune People's Committee Nguyen Vu Anh shared that Phuoc An Industrial Park Project together with the future traffic system and seaport will strongly promote economic development in the area. During that process, the locality and people hope that agencies, departments, branches and investors will implement the project smoothly and in accordance with the information in the planning.

According to the approved planning project, Phuoc An Industrial Park is developed in an ecological direction, expected to attract investment projects to produce supporting industrial products and high-tech industries. Dong Nai is promoting the development of modern industrial parks, integrating utilities for investors, having smart technical infrastructure, and protecting the environment well. Phuoc An Industrial Park with the orientation of an ecological industrial park in the future must comply with the criteria set by the province. Secondary projects that do not meet the requirements will not be accepted.
