According to the Decision , the land plot with symbol IA25 belongs to Nam Thang Long Urban Area Phase II with a total area of about 18,142m2 . The East side borders the planned land with parking function, the West side borders the existing road with cross-section B=30m, the South side borders the land currently under construction with commercial function, the North side borders the existing road with cross-section B=15.5m.
The adjustment objective is to realize the orientation on social housing policy for the People's Public Security armed forces approved by the National Assembly in Resolution No. 201/2025/QH15, implementing the Investment Policy in Decision No. 6843/QD-BCA-H02 dated August 8, 2025 of the Ministry of Public Security and the directions of the City People's Committee on coordinating to speed up the settlement of procedures to start construction of a number of construction investment projects for housing for the People's Public Security armed forces in the City. At the same time, reorganize the construction site, landscape architecture space and area on the land plot; create a construction with a harmonious form of landscape architecture space in the Nam Thang Long Urban Area. Maintain the land use function in accordance with the approved orientation of the H2-1 Urban Sub-Zone Planning, scale 1/2000.
Principles for local adjustment of the Detailed Planning at the land plot coded IA25: Construction density 37.07%; height: 03 ÷ 40 floors. Scale of underground construction, including: 02 blocks with the criteria of 01 ÷ 02 basements, specifically determining the scale of the basement floor area to serve the parking needs of the project, technical arrangement for fire prevention and fighting on the principle of not changing the land use function; complying with the planning criteria according to the approved Urban Zoning Plan H2-1, scale 1/2000; ensuring the construction setback from the red line and land boundary; specifically determining the total construction floor area criteria to comply with current regulations in QCVN 01: 2021/BXD. Ensuring synchronous connection and appropriate response to the social infrastructure system and general technical infrastructure of the area according to the planning.
Assign the Economic , Infrastructure and Urban Department to check and confirm the documents and drawings of the Local Adjustment of the Detailed Planning, scale 1/500 of the Nam Thang Long Urban Area, Phase II at the land plot coded IA25, Phu Thuong Ward. Be responsible for checking and supervising the construction according to the planning, promptly handling cases of construction violations of construction order (if any) according to the authority and regulations of the law.
Thai Nam Land Joint Stock Company, based on the approved planning adjustment contents, is responsible for contacting the Departments, Branches and relevant agencies to be guided on related procedures for investment projects according to regulations.
