In recent days, on social media groups for renting out houses in Thu Duc area, District 2 (old), Suoi Tien and many places near the metro line, you often see introductory information attached with the advertisement "near the metro line".

Metro "magic" to attract customers

In the Facebook group “Thu Duc boarding house” with more than 65,000 members, over the past week, in addition to introducing spacious rooms, near main roads, clean... the boarding house owners often attach information about being near the metro line for convenient inner-city travel.

As the post of account H. on November 26th introduces a fully furnished room at Binh Thai intersection with an area of ^​​20m2 . This person attached a "magic spell": Only 50m from the metro and advertised for rent at 3.5 million VND/month.

We tried calling the phone number in the article and the person confirmed that the room they were renting was exactly as advertised. However, when we asked what the metro station 50m away was called, the person stammered and said it was near the metro line but could not remember the name of the station.

In addition to this account's post, browsing through many other rental groups in Thu Duc City, we came across many old posts from late August and September 2024 renting out rooms identical to this one.

However, the price is cheaper by 100,000 - 200,000 VND/month.

Another post in the group “Boarding house - room for rent in District 9, Thu Duc, District 2 - HCMC” with more than 340,000 members on November 26, also rents out rooms with the introduction that it is only 3 minutes away from the metro with two prices of 2.2 million VND and 3 million VND/month.

Contacted to negotiate the price, the person answering the phone named P., who identified himself as the owner of the boarding house, said the current price had increased by 200,000 VND compared to a month ago.

The reason given was that the metro was about to officially operate, so the surrounding boarding houses had all increased their prices, so she also increased them a little.

Near metro… several kilometers

Having arranged to see the room the next morning, we were picked up by Ms. P. at the entrance of an alley on Linh Trung Street (Linh Trung Ward, Thu Duc City). We had to drive a few more kilometers to reach the boarding house that this person introduced as “convenient to travel”.

The room was exactly as described in the article, but when asked which metro line was nearby, the person pointed to the distance and said: "Go straight down and there is a station."

Following the direction Ms. P. pointed out, it took us 10 minutes to reach the nearest station, which is the High-Tech Park station (Thu Duc City). If we had gone back, we would have had to go a longer way.

Not to mention during rush hour this road is often congested, with many red lights so driving is very slow.

Another boarding house was posted for rent by account L. in the group "Thu Duc boarding house" for 4.4 million VND/month with an advertisement near An Phu metro station.

Some people who are renting here said that each room has a different price, but the rental price of 4.4 million VND is more expensive than the amount they are renting at the moment.

Taking a tour around the boarding houses in wards with metro lines passing through such as Linh Trung, Binh Tho, Phuoc Long A..., the rental price ranges from 1.8 - 6 million VND/month.

Mr. C., a landlord who rents out rooms in Phuoc Long A ward (Thu Duc city) for 2.8 million VND/room, said this is the "best" price in the area, it is difficult to find a cheaper room like this.

When we told him that a friend rented here for a cheaper price, Mr. C. explained that was a few months ago. Now, many people are looking to rent in this area, because of the metro, so the price has increased a few hundred.

"If we don't rent now, the price of the room will increase even more when the metro runs. By the end of the year, everything will increase in price, not just boarding houses," Mr. C. added.

Many landlords in this area admit that their rental prices have increased slightly recently. In addition to the reason that the metro line is about to officially operate, this is also the time when they start to gradually increase prices to welcome new tenants in early 2025.
