Quang Tri sets out requirements for capacity and experience of investors to build new residential area of ​​566 billion VND

The People's Committee of Quang Tri province announced that it has just issued a decision approving the preliminary requirements on the capacity and experience of investors registering to implement the Residential Area project north of Tan So street, Dong Luong ward (Dong Ha city).

The residential area north of Tan So Street, Dong Luong Ward (Dong Ha City) was previously approved for investment by the People's Committee of Quang Tri Province in Decision No. 1737/QD-UBND dated July 18, 2024.

The project aims to build a new residential area to meet the housing needs of local people; cover vacant land in the urban area with residential areas, and add more land to create favorable conditions for people to live. The project has a land use scale of about 268,754 m2 with the supplied products including 94 houses with completed exterior (including 31 lots on D1 route parallel to Hung Vuong street, 76 lots on N1 route, 8 lots on Tan So route, 6 lots on D5 route, 9 lots on D6 route, the remaining 35 lots on D5 route and the remaining 9 lots on D6 route) with a land area of ​​26,427 m2, 3 floors high, construction density of 80%, total construction floor area of ​​63,424.8 m2.

In addition, there are 324 adjacent residential plots with an area of ​​43,461 m2, which will be used for land business and land use rights will be transferred to people to build their own houses.

For public land for residential units and educational land, the project will complete the construction of a cultural house with a total floor area of ​​604 m2 on a land area of ​​1,510 m2; and build a kindergarten with a floor area of ​​73.6 m2 on a land area of ​​1,784 m2.

The preliminary total cost of the project is 566.84 billion VND and the cost of compensation for site clearance is 36 billion VND. The project will be implemented from 2024 to 2029, of which the construction period is expected to be 1 year and 9 months.

According to the People's Committee of Quang Tri province, this project will select investors through bidding and investors interested in implementing the project will submit registration documents to the national bidding system.

According to the decision approving the preliminary requirements on project capacity and experience, investors wishing to register to implement the Residential Area project North of Tan So Street, Dong Luong Ward must have a minimum equity capital of VND 90,426 billion.

In addition, the investor must have experience implementing similar projects as a member of a consortium or a partner implementing the project as an investor contributing equity capital to a project with a total minimum investment of VND 361.7 billion in the field of urban area construction, residential areas, and housing construction (except individual houses) that has been completed or largely completed within the last 5 years (the investor contributes equity capital of at least VND 54.25 billion).

Another case is that the investor participates as the main construction contractor or has a partner participating as the main construction contractor of a similar project with a total minimum investment of VND 301.42 billion, completed within the last 5 years.
