In recent times, the market land prices in most districts, towns and cities have fluctuated; only some types of forest land and non- agricultural production land in some places have not fluctuated. Therefore, the adjustment of the land price list in the province to apply next year is in accordance with Clause 1, Article 257, Land Law 2024.

Land prices adjusted up in many localities

According to Deputy Director of the Department of Natural Resources and Environment Tran Huu Minh Tung, the Department of Natural Resources and Environment coordinates with consulting units and functional departments to conduct surveys and collect information to adjust the land price list in the province, as a basis for developing an adjusted land price list for land groups in districts, towns and cities, and submitting it to the Provincial People's Committee for consideration and approval. Compared to the current land price list of the province, the adjusted land price list to be applied next year in most districts, towns and cities in the province has increased, with some locations increasing sharply.

According to the draft adjusted land price list, agricultural land in Ham Tan area has increased.

Specifically, in the agricultural land group, rice land in Ham Tan district has the highest adjusted price increase from 208% to 283%, because here some large projects are being implemented, the market land price has increased; the remaining districts, towns and cities also increased by 121-230%. Similarly, land for other annual crops, Phu Quy island district has a very high adjusted price increase from 1,077-1,682%; also this type of land and aquaculture land, the suburban area of ​​Phan Thiet increased by 340-370%; the remaining districts increased by 135-283%. Land for perennial crops, Phu Quy island district also has a very high adjusted price increase from 1,176-1,725%; the suburban area of ​​Phan Thiet increased by 354-405%; districts and towns increased by 131-238%. Forestry land in districts and towns increased by 100 - 164%, except for Ham Thuan Nam district where the price remained unchanged.

For non-agricultural land, rural residential land in area 1 of Phan Thiet City increased from 229 - 246%, La Gi Town increased by 153 - 217%, other districts increased by 132 - 228%; rural residential land along traffic axes of districts, towns and cities increased by 71 - 400%. For urban residential land, Ham Tan District had a high adjustment increase from 143% to 360%; Phan Thiet City increased by 83 - 281%; La Gi Town increased by 137 - 214%, other districts increased by 90 - 257%. As for land used for commercial and service purposes, the adjusted land price in Phan Thiet City had a high increase from 83 - 281%, Ham Tan District increased by 198%, La Gi Town increased by 181%; Bac Binh, Tuy Phong, Ham Thuan Nam districts increased by 140 - 154%; only Ham Thuan Bac and Tanh Linh districts had unchanged prices. "Meanwhile, compared to land prices according to the land price adjustment coefficient in 2024, the adjusted land prices for commercial and tourism purposes are very limited, there is not enough transaction information to determine the common land price. Therefore, the consulting unit proposed to adjust the land prices for commercial and tourism purposes to remain unchanged," said a representative of Phuong Bac Investment & Consulting Joint Stock Company.

Land clearance service

At the recent online meeting of the Provincial People's Committee on the development of a land price adjustment table, representatives of leaders of districts, towns, cities, and functional departments basically agreed with the report of the Department of Natural Resources and Environment proposing a draft adjustment of the land price table. At the same time, the districts proposed to review the agricultural land areas bordering two districts and two communes that need to be updated and adjusted into the appropriate land price table; because previously there were some cases where agricultural land bordering two localities had different compensation levels, causing difficulties in compensation work. Or for example, a road with 3 agricultural land locations (annual crops, perennial crops, etc.) also had to adjust the land price accordingly. "The adjusted price of agricultural land located in residential areas in Ham Tan is still low and needs to be supplemented," the representative of the Ham Tan People's Committee proposed. "Some new roads in Duc Linh district have increased land prices more, the Department of Natural Resources and Environment needs to supplement information for adjustment," the leader of Duc Linh district shared...

Under the direction of the Standing Vice Chairman of the Provincial People's Committee Phan Van Dang, the Department of Natural Resources and Environment coordinated with the consulting unit, Phuong Bac Investment and Consulting Joint Stock Company, to not only work with the relevant departments but also with districts, towns and cities to update, supplement information, develop and adjust the land price list in accordance with the process, in accordance with the actual situation of land prices in the locality. The draft adjustment of the land price list will be sent by the Department of Natural Resources and Environment to the Provincial Land Price List Appraisal Council for appraisal and approval; before submitting to the Provincial People's Committee for consideration and decision on adjusting the land price list; submitting to the Provincial People's Council for decision on adding land prices for new locations in the land price list. Accordingly, the Provincial People's Committee will issue a decision to adjust the land price list applicable from January 1, 2025 to December 31, 2025 in the province.

When the decision to adjust the new land price list of the Provincial People's Committee is issued, it will create conditions for districts, towns and cities to have a basis for appropriate application to implement land clearance, compensation and resettlement projects for organizations, individuals and households. Next year, the North-South high-speed railway project will promote the implementation of land clearance and compensation through Binh Thuan, more than 156 km long, with 2 stations planned, and the volume of land clearance on this route is very large. When the decision to adjust the land price list issued by the province is applied next year, it will facilitate the work of compensation and site clearance for this group A project.
