8,000 billion VND just flowed into a real estate company in just 1 day

This real estate company is the investor of the Commercial Housing and Office Project on Hang Bai Street, Hanoi (also known as The Grand Hanoi Project) and the Co Loa Project in Dong Anh, Hanoi.

According to the announcement, a real estate company, T&T New Era Joint Stock Company, has just issued two bonds in just one day, thereby mobilizing a "huge" amount of capital.  

Specifically, Thoi Dai Moi T&T issued 55,500 bonds on October 14, 2025. With a face value of VND 100 million/bond, the company raised VND 5,500 billion from this issuance.  

The bond has a term of 36 months and matures in October 2028. This is a guaranteed, non-convertible, non-warrant bond. The issuance interest rate is 9.45%/year. The principal is paid in one lump sum upon maturity and interest is paid every 6 months.

On the same day, Thoi Dai Moi T&T also issued an additional batch of 25,000 bonds. This batch of bonds has a shorter term of only 12 months and a fixed interest rate of 8.95%/year. The bonds are non-convertible, do not come with warrants and are secured by assets.

Thus, on October 14 alone, this real estate company mobilized a total of VND8,000 billion through bond issuance.  

T&T New Era Joint Stock Company has a charter capital of 7,999.5 billion VND. The company is the investor of the Commercial Housing and Office Project at 22-24 Hang Bai Street, Hanoi (also known as The Grand Hanoi Project) and the New Urban Area Project in Dong Anh Commune, Hanoi (Co Loa Project).  

In the near future, the company plans to contribute capital to cooperate with Capitaland Tower Company Limited to participate in a component project in the project to build the Can Gio ecological coastal super urban area, Ho Chi Minh City (BCC Can Gio Project).  

According to the first credit rating report of T&T New Era Joint Stock Company by Saigon Ratings, the company's current business profile is at Medium risk level. The company implements a long-term development strategy for mid- and high-end real estate product segments, taking advantage of competitive advantages to increase the ability to expand land fund for project development in the medium and long term.  

However, the financial profile of Thoi Dai Moi T&T is assessed at a significant risk level. In the past, the company has implemented a financial policy with a high investment risk appetite, the debt/equity ratio has been maintained at a higher level than the industry average. The company is improving this ratio in the coming years, but the financial leverage ratio is still 0.5 times higher than the industry average.  

The company has 3 shareholders, of which 2 are individual shareholders, Ms. Pham Phuong Anh and Ms. Phung Thi Minh, with holding ratios of 0.01% and 5%, the remaining 94.99% of the capital of Thoi Dai Moi T&T is owned by Thanh Quang Investment, Business and Development Company Limited.
