Da Nang warns about "guaranteed approval" service for social housing application

(NLDO) – The Department of Construction of Da Nang City has just issued an official dispatch to rectify the reception and approval of applications for renting and buying social housing in the area.

Accordingly, the Department of Construction of Da Nang City recommends that individuals and households be wary of fraudulent information and applications for social housing purchases.

The Department of Construction requested the People's Committees of districts to strengthen their responsibility in state management of housing, regularly inspect and strictly handle administrative violations in housing transactions, real estate services business and management and use of social housing.

Many households have the need to rent or buy social housing in Da Nang City.

The investor of a social housing project shall sell social housing at a price not exceeding the price appraised by the Department of Construction. The advance payment by the buyer of social housing shall be made in accordance with the agreement in the housing purchase contract, in accordance with the approved construction completion rate and project implementation progress. The sale of social housing shall not exceed the price announced by the Department of Construction.

In particular, the Department of Construction of Da Nang recommends that individuals and households who have a need to rent or buy social housing fully understand the information of social housing projects that are eligible for sale and receive registration documents for renting or buying according to the announcement of the Department of Construction.

At the same time, contact the project investor directly for guidance and to receive the application for social housing purchase. When being approved to rent or purchase social housing, the buyer must fully comply with the regulations on management and use of social housing. In case of detecting violations, administrative violations will be considered and handled according to the provisions of Decree No. 16/2022 of the Government .

"In case the total number of applications for purchase is greater than the total number of apartments announced for sale, the review and selection of subjects will be carried out in the form of a lottery organized by the investor, with the participation of a representative of the Department of Construction in supervision. Households and individuals are advised to be vigilant against fraudulent information and to receive applications for social housing purchase with a guarantee of passing the exam" - the official dispatch of the Department of Construction clearly stated.

Previously, at the end of February 2025, the Department of Construction of Da Nang City announced the opening of social housing for sale in the social housing apartment project - Bau Tram Lakeside Green Urban Area (Hoa Hiep Nam Ward, Lien Chieu District, Da Nang City) of Saigon - Da Nang Investment Joint Stock Company.

This time, the company opened for sale 250 apartments with areas from 35.5 - 68 m2/apartment with prices of over 14 million VND/m2.
