Adjusting the planning of the Software Technology Park Urban Area in Long Bien

Accordingly, the land plot with symbol H1-KSDV2 is located in Phuc Loi ward, Long Bien district, the Northwest borders the existing road, the Southwest borders the land plot with the function of hotel and general services, the Southeast borders the land plot with the function of general clinic, the Northeast borders the land plot with the function of urban green land. The scale of the study to establish local adjustments to the detailed planning has an area of ​​about 10,081m2.

Regarding the master plan of land use, according to Decision No. 4463/QD-UBND dated September 7, 2023 of the City People's Committee, the land plot coded H1-KSDV2 is determined to have the function of use as General Service Land 2 with the following architectural planning indicators: Land plot area 10,081m2; Construction area 300m2; Construction density 3%; 01 floor height; Total floor area 300m2; Land use coefficient 0.03 times.

Now adjust the land plot with symbol H1-KSDV2 from general service function 2 to land plots with symbols H1-NO1, H1-NO2 with the function of residential land for villas, population size of about 50 people.

The City People's Committee assigned the Department of Planning and Investment to check and confirm the drawing of the Local Adjustment of the planning of land plot H1-KSDV2 in the Detailed Planning of the Hanoi Software Technology Park Urban Area, scale 1/500 mentioned above in accordance with this decision;

Assign the People's Committee of Long Bien District to preside over and coordinate with the Department of Planning and Investment to organize the public announcement of the local adjustment of the approved detailed planning so that relevant organizations, agencies and people can know and implement it.
