Apartment prices increase, real estate prices decrease

The real estate market is gradually recovering.

At the regular press conference for the fourth quarter of 2023 organized by the Ministry of Construction on the afternoon of January 12, Mr. Hoang Hai, Director of the Department of Housing and Real Estate Market Management (Ministry of Construction), said that in 2023, the whole country will have 67 newly licensed commercial housing projects, 71 completed construction projects and 197 projects eligible for house sales.

Specifically, Mr. Hai said that the total housing supply in the national market in 2023 will be about 107,275 apartments. Of which, 29,993 apartments will be licensed for new construction, 29,612 apartments will be completed, and 52,670 apartments will be eligible for sale in the future.

Compared to the same period in 2022, the housing supply in 2023 decreased sharply in terms of the number of newly licensed projects, completed projects and projects eligible to sell future housing. The reason, according to Mr. Hai, is that from the end of 2022 to the first half of 2023, the real estate market faced many difficulties, poor liquidity and many projects had to be suspended.

In addition, compared to 2022, real estate businesses still face many difficulties in 2023. The number of newly established real estate businesses decreased by 45%, while the number of dissolved businesses increased by 7% and the number of businesses that stopped operating increased by 47%.

In addition, staff cuts are still taking place at real estate businesses, regardless of size.

Mr. Hai said that after the Government implemented a series of solutions, the real estate market will have more positive changes in the second half of 2023, supply will improve and some projects will restart after a temporary suspension. Along with that, the transaction volume of all types of real estate at the end of 2023 will also increase compared to the beginning of the year, which shows that the market is gradually recovering.

Apartment prices in Hanoi and Ho Chi Minh City increase

Regarding apartment prices in 2023, the Director of the Department of Housing and Real Estate Market Management said that apartment prices in Hanoi and Ho Chi Minh City continue to increase, especially in central areas. In addition, the market has almost no projects in the affordable apartment segment under 25 million VND/ m2 , but mainly in the mid-range segment, priced from 25 - 50 million VND/ m2 .

Specifically, in Hanoi, Thanh Xuan District prices increased by about 3.5%; Ha Dong District increased by about 3.7%; Hoang Mai District increased by about 3.8%; Nam Tu Liem District increased by about 4.1%...

Some projects with high average price increases include: Golden Land (Thanh Xuan District) increased by about 3.5%, to 38.7 million VND/ m2 ; HH2 Linh Dam (Hoang Mai District) increased by about 3.8%, to 25.7 million VND/ m2 ; The Sparks (Ha Dong District) increased by about 3.7%, to 28.3 million VND/ m2 ; Goldsilk Complex (Ha Dong District) increased by about 4.1%, to 33.5 million VND/m2 ; Hoang Thanh Pearl (Nam Tu Liem District) increased by about 4.1%, to 52.3 million VND/ m2 .

In Ho Chi Minh City, the price of some affordable apartments ranges from 30 - 34 million VND/ m2 , such as Belleza Apartment (District 7), Citi Alto (District 2), Westgate (Binh Chanh District)... The price of apartments in mid - range projects such as Saigon Riverside (District 7), The Western Capital (District 6), Vinhomes Grand Park (District 9) ranges from 35 - 39 million VND/ m2 . The price of luxury apartments is also above 50 million VND/ m2 .

Regarding the villa and townhouse segment, Mr. Hai said that although the transaction volume is low, the price is still high. Specifically, in Hanoi, some projects such as Mailand Hanoi City, Ciputra Hanoi, West Lake Urban Area - Starlake have selling prices ranging from 160 - 300 million VND/ m2 despite the low transaction volume .

In Ho Chi Minh City, the selling price of villas and townhouses is around 140 - 400 million VND/ m2 , such as My Phu 2 villa project, Vinhomes Central Park, Saigon Mystery Villas...

Regarding individual houses and land in projects, Mr. Hai said that according to a research report on the real estate market, the secondary transaction price of individual houses in localities tends to decrease steadily every quarter and decrease by 10 - 14% compared to 2022.

The downward trend is strong in some localities such as: Da Nang down 13.1%, Hanoi down 10.8%, Ho Chi Minh City down 12%, Khanh Hoa down 12.3%, Dong Nai down 10.9%...
