In particular, regarding the rental price frame for social housing and workers' accommodation in industrial parks, the Department of Construction proposed a specific rental price frame for each type of house as follows: For apartments with 5 floors or less without a basement, the minimum price is 37,800 VND/m2 of floor/month, maximum 64,300 VND/m2 of floor/month; for apartments with 5 floors or less, with 1 basement, the minimum price is 44,200 VND/m2 of floor/month, maximum 75,100 VND/m2 of floor/month.

Apartment buildings from 8 to 10 floors, without basement, the minimum price is 50,200 VND/m2/floor/month, maximum is 85,300 VND/m2/floor/month. Apartment buildings from 8 to 10 floors, with 1 basement, the minimum price is 52,500 VND/m2/floor/month, maximum is 89,300 VND/m2/floor/month...

According to the Standing Vice Chairman of the Provincial People's Committee, Luu Van Ban, the price range proposed by the Department of Construction is still high compared to the living standards of people and workers in Hai Duong and compared to neighboring provinces and cities.

The construction of social housing and workers' housing does not use the budget, so there needs to be preferential policies for investors to attract them. The Department of Construction needs to consider and calculate price compensation to support investors...

According to Vice Chairman of the Provincial People's Committee Nguyen Minh Hung, Hai Duong is in need of attracting a large number of workers, so it needs a wider price range for social housing and housing for workers to give incentives to workers who have been working long-term in the area compared to new workers. This will create a sense of security and a desire to work long-term for workers.

Concluding this content, Chairman of the Provincial People's Committee Le Ngoc Chau emphasized that the subjects with demand for social housing are mainly workers and low-income earners. The rental price of social housing and worker housing is one of the competitive factors between Hai Duong and neighboring labor markets.

Therefore, the maximum and minimum price ranges need to be expanded and lowered to the lowest level according to the law to attract investors and benefit workers. It is necessary to refer to the regulations to avoid having to change them as soon as they are issued because they are not suitable. They must be completed by October 10 to submit to the Provincial People's Committee.
