The 5th Vietnam Industrial Real Estate Forum 2025 with the theme "Firm position, welcoming movement" organized by the Finance - Investment Newspaper, Vietnam Industrial Real Estate Association under the auspices of the Ministry of Finance , took place on the afternoon of October 29 with many important messages to attract investment.

An exclusive report from JLL Vietnam, announced at the forum, shows that by the third quarter of 2025, the country will have more than 447 industrial parks established with a total natural land area of ​​about 134,600 hectares, of which more than 93,000 hectares are industrial land available for lease.

Vietnam also has 26 border economic zones and 20 coastal economic zones with a total area of ​​nearly 1.7 million hectares. The average occupancy rate in industrial zones is currently over 73%, showing that the demand for land and factory rental is increasing, especially in the fields of high technology, electronics, pharmaceuticals, logistics and data centers.

At the forum, Mr. Maarten Otte, Director of Investor Relations and Capital Markets of CTP (a large corporation from Europe), said that CPP plans to invest 1 billion USD in Vietnam. ]CTP chose Vietnam because of its many advantages in economic growth and political stability. Vietnam is the location of CCP's first industrial parks outside Europe. The localities that CPT is interested in investing in include Ho Chi Minh City, Hanoi, Hai Phong, Hung Yen, Bac Ninh, Vinh Phuc and Da Nang.

According to Ms. Cao Thi Phi Van, Deputy Director of the Ho Chi Minh City Investment and Trade Promotion Center (ITPC), in the period of 2025-2030, export processing zones and industrial parks in Ho Chi Minh City aim to attract about 21 billion USD in investment capital. The focus is on fields with high knowledge and technology content such as AI, semiconductors, biotechnology, smart cities and green and sustainable energy. Ho Chi Minh City has a stable investment environment, special policies and the best connecting infrastructure in the Southern region. The merger of boundaries not only expands industrial space but also creates conditions for the formation of new inter-regional development poles.

Mr. Truong Bui, General Director of Roland Berger Vietnam, Deputy General Director of the partnership, Southeast Asia, commented that the Vietnamese industrial real estate market is entering a pivotal period, when Vietnam is increasingly asserting its central role in the production supply chain of the Asia-Pacific region. Over the past decade, Vietnam has risen more than 20 places in the global business environment ranking thanks to strong reforms in procedures, planning and administrative digitalization.

"Vietnam's investment environment has changed from favorable to attractive. Resolutions 02/NQ-CP and 68-NQ/TW are creating a policy framework for the private sector and domestic corporations to reach out to the global value chain," Mr. Truong Bui emphasized.

In addition, Vietnam also has human resources advantages: low cost, high skills, quick adaptation: Vietnam trains more than 460,000 engineers/year, the highest in ASEAN, while labor costs are still 25%–40% lower than in competing countries. At the same time, Vietnam has low risks, so it has advantages because of political stability and balanced foreign affairs. Infrastructure and logistics are accelerating investment, Vietnam maintains an infrastructure investment rate of 5.5–5.7% of GDP/year, higher than most ASEAN countries. Thus, it can be said that Vietnam is shifting its competitive advantage from "cost" to "efficiency".
