Rental prices for old houses in Ho Chi Minh City officially increase

(NLDO) - Compared to Decision 22/2018, the rental price of old public housing in Ho Chi Minh City, which was arranged for use from January 19, 2007, increased by a coefficient of 2 to 3.


Ho Chi Minh City People's Committee has just issued Decision 113 promulgating the Price List for renting old houses belonging to public assets in the area (abbreviated as rental prices for old houses).

This Decision applies to agencies, organizations and units related to the management and operation of leasing old public housing and individuals and organizations that are leasing old public housing in the area.

Accordingly, the rental price of housing arranged for use before July 5, 1994 that has not been renovated or rebuilt (group 1) is as follows:

For class I villas, it is 11,300 VND/m²/month, class II is 13,500 VND/m²/month, class III is 15,800 VND/m²/month, class IV is 24,800 VND/m²/month.

The rental price for a normal house of level I is 6,800 VND/m²/month, level II is 6,300 VND/m²/month, level III is 6,100 VND/m²/month, level IV is 4,100 VND/m²/month.

For houses arranged for use before January 19, 2007 that have been renovated or rebuilt by the State; houses or houses that were not originally houses but were arranged for use as houses from July 5, 1994 to before January 19, 2007 (group 2), the rental price (as for social housing) is equal to the standard price multiplied by the basic salary increase rate multiplied by 1.5.

As for housing applied to cases arranged for use from January 19, 2007 (group 3), the rental price is equal to the standard price multiplied by the basic salary increase rate multiplied by 3.

The basic salary increase rate is determined by the current minimum salary prescribed by the Government compared to the minimum salary prescribed by the Government in 2008 according to Decree 166/2007.

This Decision takes effect from December 3, 2024, replacing Decision 22/2018 of the Ho Chi Minh City People's Committee on promulgating the Price List for renting old State-owned houses in the city. From December 3, 2024, in case the Government adjusts the basic salary increase, the rental price will be adjusted corresponding to the basic salary increase rate according to regulations.

Thus, compared to Decision 22, the rental price of old houses belonging to public assets in groups 1 and 2 remains the same; while group 3 increases the coefficient from 2 to 3.

The Ho Chi Minh City People's Committee assigns the Director of the Department of Construction to be responsible for implementing and guiding the unified implementation of this Decision in Ho Chi Minh City; synthesizing and reporting to the Ho Chi Minh City People's Committee to resolve difficulties and problems arising during the implementation process.

The unit managing and signing the lease contract for old public housing shall adjust the rental price in the lease contract for old public housing.
