
Currently, in Da Nang city, there are about 350 high-rise buildings with a floor area of over 2,500m2 and many more buildings are about to be built, leading to increased energy consumption demand. According to the list of sectors and facilities that emit greenhouse gases that must conduct greenhouse gas inventories issued under Decision No. 13/QD-TTg dated August 13, 2024 of the Prime Minister , in Da Nang city, there are 5 commercial buildings that must conduct greenhouse gas inventories due to high energy consumption.
MSc. Nguyen Thanh Tri, Center for Science and Technology Application and Standards for Measurement and Quality of Da Nang (Department of Science and Technology) recognized that from construction materials to building operations are the factors that contribute the most to greenhouse gas emissions (carbon emissions), through energy consumption. In terms of the national energy share in 2023, civil and commercial buildings will use 30-40% of energy consumption, second only to the industrial and construction sector (43-54%). High-rise buildings are also the type of construction with the highest energy consumption index.

According to Dr. Doan Anh Tuan, lecturer of the Faculty of Electricity, University of Technology (University of Danang), through a survey on the current status of applying energy-saving technology in buildings in Danang, it also shows that there are many limitations, especially in the building envelope. The design of the building envelope is often overlooked. Most of the envelope area of high-rise office buildings in Danang is covered by glass materials, of which up to 75% use single glass, instead of double-layer glass; 41% have a glass to wall ratio of more than 25%. This design leads to a high level of heat transfer through the envelope, the heat load of the ventilation and air conditioning system increases by 20-40%...

Dr. Doan Anh Tuan said that there are currently many energy-saving and neutral solutions for all types of buildings, divided into 3 main groups according to the level of investment costs and must be implemented comprehensively from the basic design steps. Accordingly, the group of no-cost or low-cost solutions is adjusting the operation and maintenance mode; the group of medium-cost solutions is replacing equipment, upgrading the system; the group of high-cost solutions is comprehensive renovation, applying advanced technology.
According to experts, in order to promote ZEB development opportunities, investors in high-rise building construction projects need to focus on passive design strategies with relatively low initial investment combined with high-performance active strategies; in which it is necessary to focus on designs for cooling needs, ventilation measures, insulation, sunshade... Da Nang has a great advantage in exploiting solar energy with high annual sunshine hours (average about 2,100 hours/year) and high solar radiation intensity (average 4.89kWh/m2/day), so investors need to exploit this advantage to install rooftop solar energy systems, contributing to neutralizing energy in the building.
