Thai Nguyen allocates 166 hectares of land to develop social housing projects

(Chinhphu.vn) - Currently, Thai Nguyen province is focusing on prioritizing resources in terms of land fund, capital and policy mechanisms with the goal of completing over 24,000 social housing units by 2030.

According to the development orientation until 2030, the southern region of Thai Nguyen province including the cities of Thai Nguyen, Pho Yen, Song Cong and Phu Binh district is the area with the highest concentration of industrial parks and workers. The area will focus on developing apartment buildings, in which priority will be given to developing social housing projects to meet the housing needs of workers in industrial parks and low-income workers in this area.

Currently, this locality has reviewed and "reserved" more than 166 hectares of land at 53 locations to develop social housing projects in the 2025-2030 period, with the goal of completing 24,272 apartments by 2030.

In order to realize the above goal, from 2021 to present, Thai Nguyen has started 5 social housing projects with a total of 2,344 apartments, mainly concentrated in the Southern region in parallel with the development of industrial parks and clusters.

Notably, the social housing project in Tich Luong ward, Thai Nguyen city with a total area of ​​11.3 hectares, providing about 1,400 apartments and the Dai Thang project, Peace Village urban area, Pho Yen city with a total area of ​​11.5 hectares, scale of 361 apartments.

Along with allocating land funds and focusing resources to invest in developing social housing projects, Thai Nguyen is also applying preferential policies according to the Government 's regulations in the VND12,000 billion credit package to support preferential loans for investors and buyers of social housing and workers' housing.

Accordingly, the State provides preferential loans from the Bank for Social Policies; workers can borrow to buy social housing with an interest rate of about 4.8 - 6.5%/year, maximum term of 25 years, loan limit up to 80% of apartment value.

At the same time, this locality has increased legal support for workers and low-income people through a local one-stop mechanism, with simple and quick documentation processes.

In addition, Thai Nguyen also prioritizes access to social housing for workers and laborers in industrial parks and low-income groups, with a rate of 60 - 70% of apartments in new projects.

It is known that Thai Nguyen province is also researching the "rent-purchase" model of social housing, allowing workers to rent houses for 5-10 years, then switch to installment purchase with preferential interest rates.
