The rental market recorded a month of growth in all types, in which, searches for boarding houses and rooms increased the most with 22%. Apartments for rent also increased closely with 21%. Warehouses, private houses and townhouses for rent also recorded searches increasing by 9%, 7% and 5% respectively.

Notably, the number of rental listings this month also increased in line with demand. In particular, listings for rental houses and rooms increased by 20% compared to last month. Other types of rentals also recorded an increase in listings of 5-10%.
“The number of searches for rental housing and rooms increased sharply in July, mainly due to the increased demand from students after the summer break, especially new students who are expected to need to find rooms when they start school at the end of August,” batdongsan.com.vn reported.
In Hanoi , the rental market, apartments and boarding houses also lead in search demand with an increase of 18% and 14% compared to June. Similarly, the demand for renting houses and rooms in Ho Chi Minh City also grew strongly with 27%. While apartments for sale did not have much fluctuation in search volume, apartments for rent in Ho Chi Minh City recorded an increase of 24% compared to June.
The report of batdongsan.com.vn emphasized: "The focus of the market in the current period is apartments, boarding houses, and rental rooms due to the strong increase in demand during the student admission season."
Meanwhile, according to reporters from the Journalists and Public Opinion Newspaper, in Hanoi alone, rental prices for boarding houses, especially in areas around major universities, are on an upward trend, starting from July 2024.
Surveys show that prices have increased by 10-15%, depending on the area, with some homeowners "asking prices" to increase by 20% compared to June 2024.
For example, a 25m2 boarding house on Tran Dai Nghia Street, Hai Ba Trung District (Hanoi) with a closed area previously cost 3 million VND/month, but now the owner has increased the price to 3.5 million VND/month, an increase of 16%.
Similarly, another boarding house on Vong Street, right next to the National Economics University, previously cost 2.5 million VND, but has now increased to 3.2 million VND/month, an increase of 28%.
Some landlords give reasons such as salary increase, price increase, land price increase, so the rent must increase (?!). There are also cases where landlords give reasons such as upgrading fire prevention and fighting quality as required to increase the rent.
Dac Nguyen, a second-year student at Hanoi University of Science and Technology, said: “Two months ago, the landlord announced that the rent would increase from August 2024, from VND2.5 million to VND3 million, due to upgrading the fire prevention and fighting system.”
However, Nguyen said that although the fire prevention and fighting system was upgraded, in reality there were only 3-4 fire extinguishers, placed in the middle of the boarding house. With the unreasonable increase, Nguyen and many other students renting here have simultaneously checked out and searched for new boarding houses.
Nguyen said that this is not a new trick every time a new school year begins.
“Most boarding houses increase their prices from July onwards. This is the time when new students come to the city to start their studies. If we don’t rent and return the room, the landlord might be happy because there will be new guests,” Nguyen said.
