
Big space, small experience
One weekend morning in May, Ms. NTA’s family (Hai Chau District, Da Nang City) and her relatives visited Phu Ninh Lake tourist area. The quiet natural scenery, cool air, calm lake water and lush green trees created a rare peaceful picture. However, in contrast to the landscape, the service here disappointed the group of visitors.
"We bought an entrance ticket of 90,000 VND/adult and 50,000 VND/child, but it was only a ticket to visit the campus. Services such as mineral baths, saunas, water games, etc. all require additional fees. The space is quite deserted, the tourism products are still monotonous, there are only boat rides and cable cars, it feels like there is a lack of proper investment" - Ms. A. shared.

Not only Ms. A's family, many other tourists who have been to Phu Ninh Lake also have similar feelings. Some tour programs here are organized mainly for local guests or groups of students. With single room rates from 1.4 - 1.9 million VND/night and 2-room villas from 2.4 - 2.8 million VND, including entrance tickets, use of the swimming pool and a breakfast, the resort has high expectations for quality. However, when experiencing the actual experience, many people think it is not worth the cost.
With the current prices for accommodation, food services, and entrance tickets, I think they are not too high compared to the general level of an eco-tourism area, but what is lacking are the accompanying experiential activities. If there were more specific products such as spa services, ecological experiences, or connections to local culture, this place would attract more visitors.

According to the reality and reports of the People's Committee of Phu Ninh district, many items in the Phu Ninh Lake Eco-tourism Resort project (the approved project name is Doi Da Den - Phu Ninh Tourist Area) invested by Hung Cuong Tourism Investment Joint Stock Company are still unfinished. Some items have not been implemented or are being implemented slowly such as: resort villas, ancient villages, picnic areas, water parks... Although some facilities such as the operator's house, accommodation areas, swimming pools have been exploited, they have not yet formed a complete service complex.

This project was assigned for investment in 2015, with a total area of over 100 hectares, of which the water surface and the Phu Ninh Lake peninsula account for a large proportion. Hung Cuong Company has invested in the main infrastructure since 2016, but it has not yet been completed synchronously. The company's 2024 report to the Phu Ninh District People's Committee stated that progress is slow due to problems in the planning adjustment process, the impact of the epidemic and difficulties in mobilizing investment capital.
Remove obstacles for development
According to Mr. Nguyen Hung Cuong - Chairman of the Board of Directors of Hung Cuong Tourism Investment Joint Stock Company, the company encountered many difficulties in the process of implementing the project. In the past, the company has invested tens of billions of VND, but there are still many administrative procedures, especially related to adjusting detailed planning and new construction permits. These difficulties have made the progress slower than the original plan. In addition, Mr. Cuong also mentioned the pressure from operating costs of the tourist area in the context of unstable visitor numbers.

The company will continue to invest and complete the remaining items, prioritizing value-added services such as mineral baths, underwater entertainment areas, local culinary centers and experiential tourism ecosystems for students. At the same time, promote communication to attract tourists.

On the local government side, Mr. Nguyen Huu Binh - Vice Chairman of Phu Ninh District People's Committee affirmed that the district is coordinating with relevant departments to closely monitor the project's progress, including proposing that the Provincial People's Committee temporarily suspend consideration of investment extension if legal procedures have not been completed, and at the same time recommending a comprehensive inspection to rectify long-standing problems.
“We always accompany investors who are capable, dedicated and comply with regulations. However, Phu Ninh Lake is a destination with great potential, so it needs to be implemented systematically, effectively and sustainably. The district will not allow half-hearted investment to happen, affecting the tourism image of the locality,” said Mr. Binh.

At a recent meeting between the Provincial People's Committee and relevant units of the Phu Ninh Lake Tourism Area project, Standing Vice Chairman of the Provincial People's Committee Phan Thai Binh requested a review of the entire project implementation process. He requested the Department of Finance and relevant departments and branches to coordinate with the Phu Ninh District People's Committee to conduct field inspections and specifically assess completed and uncompleted items, as a basis for extending or revoking the project in accordance with regulations.
The Standing Vice Chairman of the Provincial People's Committee also emphasized that the development orientation of Phu Ninh Lake area is not simply to invest in a normal tourist destination, but to build a truly high-quality high-end eco-resort tourism model, targeting family, middle-class and international guests.
Investors must seriously improve product quality, focus on natural experience factors, environmentally friendly resorts, preserve the lake landscape and special-use forests, and promote cultural and indigenous values in service exploitation, to ensure sustainability and be worthy of the valuable potential of Phu Ninh Lake.
