Adjusting the planning of low-rise apartments to high-rise social housing apartments in 2 resettlement areas of Tam Phuoc and Phuoc Tan wards

Regarding the two resettlement areas mentioned above, Director of the Provincial Land Fund Development Center Mai Phong Phu said that the biggest problem is that there is no land price list to apply compensation prices to organizations and individuals. The Center recommends that the Provincial People's Committee direct the Department of Agriculture and Environment to urgently issue a document guiding the Bien Hoa City People's Committee to make a specific land price list.

The representative of the Department of Construction said that in the resettlement area of ​​Tam Phuoc ward, there is currently a land fund of about 1.1 hectares that can be used to build a social housing apartment building of about 25 floors; and in the resettlement area of ​​Phuoc Tan, there are 3 land plots of more than 8 hectares that can be adjusted from low-rise apartments to high-rise social housing apartments.

Concluding the meeting, Vice Chairman of the Provincial People's Committee Ho Van Ha requested the Department of Agriculture and Environment to issue a document on May 26 to guide Bien Hoa city to complete the specific land price list for the two resettlement areas mentioned above; Bien Hoa city tries to approve the compensation plan before June 25.

Regarding social housing, the Vice Chairman of the People's Committee directed that, for the resettlement area in Tam Phuoc ward, it is agreed to implement the social housing project on a land area of ​​about 1.1 hectares; at the same time, approve the policy of adjusting the detailed planning 1/500 to convert a part of the area (low-rise housing, parking lot, resettlement land plot) to high-rise social housing; to be completed before July 1.

The Department of Construction will develop the shortest process for starting construction of this social housing project and, together with the Department of Finance, finalize the commencement date. By August 2025 at the latest, the Provincial People's Committee will appoint an investor to build the project according to new regulations.

For the resettlement area of ​​Phuoc Tan ward, it is agreed to adjust 3 land plots planned for low-rise apartments to high-rise social housing apartments (about 25 floors) to improve land use efficiency and increase the supply of social housing.
