Dong Nai: Urgently develop new land price list applicable from 2026

Dong Nai province urgently builds a new land price list on the basis of full institutionalization of the provisions of the 2024 Land Law, Government decrees and instructions of central ministries and branches, ensuring compliance with legal regulations and local practical situations.

Dong Nai is urgently building a new land price list to be applied from 2026.

The Department of Agriculture and Environment of Dong Nai province said that the unit is urgently completing local comments on the 2026 land price list. The new land price list will be the basis for performing 12 different tasks, including calculating land use fees, land rent, land use tax; determining starting prices when organizing land auctions; calculating land use fees when allocating resettlement land; sanctioning violations in land management and use...

According to the new price list proposed by the consulting unit, there are fluctuations compared to the land price list for the period 2020-2024. Specifically, in the old Dong Nai province, agricultural land prices on roads and routes increased by an average of 1.1-2.2 times compared to the current land price list. In particular, provincial roads, traffic routes, and streets with high population density, at intersections between major traffic routes, are proposed to have higher land prices, an average of 1.8-2.2 times compared to the current land price list.

Land prices in urban areas have increased on average 3.6 times (from 1.6-9 times) compared to the current land price list, highest in Bao Vinh ward, lowest in Bien Hoa ward.

Land prices in rural areas have an average increase of 3.2 times (from 2.3 to 6.8 times) compared to the current land price list, highest in Tan Phu commune and lowest in Trang Bom commune.

The new land price list in urban areas is expected to increase by an average of 3.6 times.

In the old Binh Phuoc province, agricultural land prices on roads and routes increased from 1.05 to 1.2 times compared to the current land price list on provincial roads, traffic routes, streets with high population density, at intersections between major traffic routes.

As for rural and inter-commune roads, land prices for the remaining roads remain basically stable.

The 2024 Land Law stipulates that the land price list will be developed annually (instead of every 5 years as at present) and the first land price list will be applied from January 1, 2026. After the province merger, Dong Nai currently has two price lists of the former Binh Phuoc and Dong Nai provinces. In addition, from July 1, 2025, many new wards and communes will be formed on the basis of merging many old units. For these reasons, the issuance of a new, unified land price list for the whole province is an urgent requirement from both legal and practical perspectives.

Vice Chairwoman of Dong Nai Provincial People's Committee Nguyen Thi Hoang said that Dong Nai's new land price list was built on the basis of full institutional provisions of the 2024 Land Law, Government decrees and instructions from central ministries and branches. The new Board of Directors ensures compliance with legal regulations and local practical situations.

The issuance of the land price list of Dong Nai province in 2026 is of special importance, as the basis for determining financial obligations, compensation for site clearance, and at the same time directly affecting socio-economic development and people's lives.
