Mr. Nguyen Tuan Anh (Hai Ba Trung District, Hanoi ) said that about half a year ago, a broker named Tuan took him to see a house with a prime location and a reasonable price. The house has an area of 40 square meters, built on 2 floors, priced at 4.2 billion VND. Compared to other houses on 4-meter wide roads in the same area, this is the most reasonably priced house, about 100 million VND cheaper.
He described that the house was located opposite the kindergarten, the road in front of the house was 4 meters wide, so two cars could pass each other comfortably. The only thing was that the road leading to the house was quite winding, going through many alleys.
When he questioned this issue, the broker explained to him that the house was only about 200 meters from the main road and that he just had to go straight to get to the main road. But they had to take him through the alley because it was rush hour, there was a lot of traffic, and traffic jams, so he had to take the alley to avoid the jam.
"My wife and I are very satisfied with this house because the location and price are both suitable. Therefore, we just checked the planning and quickly deposited 200 million VND ," said Mr. Tuan Anh.
The trick of pushing up the price of houses next to cemeteries causes many people to lose money unjustly.
But after a week of paying the deposit, Tuan Anh and his wife had free time to review the house and were shocked to discover that it was only about 50 meters away from the cemetery. Because it was out of sight, the cemetery was surrounded by a wall, with only a green corrugated iron gate, so if you didn't pay close attention, you wouldn't have discovered it.
" At first, when we saw the closed metal gate, we thought it was vacant land of some project or land that someone had bought and not yet built on. When we discovered the cemetery, we were very surprised and upset. Because for a house next to the cemetery, the price of 4.2 billion VND is too high ," added Mr. Tuan Anh.
Knowing they were "trapped", Mr. Tuan Anh and his wife accepted losing the 200 million VND deposit instead of paying for the expensive house next to the cemetery.
Like Mr. Tuan Anh and his wife, Ms. Nguyen Minh Phuong (Thanh Tri District, Hanoi) also lost money because she did not know that the house she bought was adjacent to a village cemetery.
Ms. Phuong shared that when she bought the house, the road leading to her house was very airy. The investor built 4 houses and she was the first buyer, so she got to choose the largest one.
The house is located behind a residential area, they opened a 2 meter wide alley from the street to access this land. When buying the house, Ms. Phuong was very careful when asking the old landowner who lived in front about the land. When she saw that there was no problem, Ms. Phuong did not hesitate to spend 3 billion VND to buy it.
After moving in for a while, Ms. Phuong was surprised to learn that behind her house was a small cemetery.
“ The investor was very clever in designing the apartment, not opening windows at the back of the house or leaving the drying yard facing the cemetery, so guests going to the top floor cannot see the back of the house. If the house was close to the cemetery like mine, the purchase price would only be 2.5 billion VND, but I paid 500 million VND ,” Ms. Phuong complained.
According to Mr. Giang Anh Tuan, Director of Tuan Anh Real Estate Company, in reality, real estate buyers may encounter some potentially risky transactions or quick purchases and quick sales without checking real estate information, including buying real estate next to a cemetery or land subject to planning.
If you buy a house next to a cemetery, you will definitely lose a large amount of money, because these houses are often 10-20% cheaper than the market price.
However, if customers do not invest, just buy to live, then they should not be too disappointed. Because a house near a cemetery is not too scary.
In fact, small cemeteries scattered around old villages no longer have new burials, so they do not affect people's daily lives.
The view that the cemetery is polluted is also gradually being eliminated because the water source used in current apartment projects is clean water from the Da River, not underground water wells in the area.
“ It is not uncommon for houses, even large projects in Hanoi, to be connected to cemeteries. However, when negotiating to buy, customers need to know this to pressure the investor to lower the price instead of being “ripped off” at a high price ,” said Mr. Giang Anh Tuan.
