Approval of local adjustment of planning for C4 subdivision, Bien Hoa city

(DN) - On May 29, Chairman of the Provincial People's Committee Vo Tan Duc signed Decision No. 1746/QD-UBND approving the local adjustment of the 1/500 scale zoning plan of subdivision C4 according to the general planning of Bien Hoa city in Long Hung commune and part of Tam Phuoc ward.

According to this decision, the C4 subdivision is adjusted to have a population of about 140 thousand people. Adjusted technical indicators of urban land are ^45-55m2 /person; urban public service land is ^6-10m2 /person; urban traffic land is ^8-15m2 /person.

Along with that, adjust planning functions on the basis of compliance with Decision No. 3479/QD-UBND (dated November 19, 2024) of the Provincial People's Committee on approving local adjustments to the general planning of Bien Hoa city to 2030, with a vision to 2050.

Specifically, at Long Hung Residential Area, adjust the height of floors at block A-OCT-12,13,14 from 15 floors to 25 floors; adjust technical infrastructure land areas.

In Waterfront urban areas, Aquacity urban area, Cu lao Phuoc Hung, adjust the planning width of riverside green corridor land; technical infrastructure land, commercial land, services, park green trees, etc.

Adjusting construction height with maximum construction height of 110m; high-rise residential area with height from 15-25 floors; low-rise residential area with height from 2-6 floors.

Implement technical infrastructure system adjustments including traffic planning, land preparation planning, wastewater drainage and environmental sanitation planning, energy and lighting planning, underground construction space planning.

Sub-area C4 has an area of ​​about 1,500 hectares, including two areas: the entire Long Hung commune and a part of the southwest of Tam Phuoc ward - Phuoc Hung islet.
