Making a certificate of sale of collective housing: Many legal risks

Going through the collective house buying and selling groups on social networks or some real estate brokerage "channels", it can be seen that small houses bought and sold through private documents with a price segment of under 2 billion VND are advertised and traded quite a lot.
Ms. Hong Ngoc (Thanh Xuan district) shared: “I wanted to buy a collective house near my grandparents but my budget was limited so I had to buy a house with a private title. To be honest, sometimes I feel uneasy because I have never seen the original “pink book” of the whole house, I don’t know if it has been “mortgaged” at some bank.”
Lawyer Hoang Thi Dinh affirmed: "A notarized document cannot replace notarized documents, certified documents, or other administrative documents. A notarized document is only evidence recording an act when a dispute occurs, but does not guarantee the legality of the transaction."
