Approval of the zoning plan for Khe Lau Lake Ecological Area

Thanh Hoa Provincial People's Committee has just approved the 1/2000 scale Construction Zoning Plan for Khe Lau Lake Ecological Area (ST-05), located in Nghi Son Economic Zone with a total area of ​​337 hectares. The plan aims to concretize the General Construction Plan for Nghi Son Economic Zone to 2035, with a vision to 2050, aiming to form a comprehensive ecological, resort, and entertainment area in the Northwest of Nghi Son Economic Zone.

Traffic planning of Khe Lau Lake Ecological Area.

The planning area belongs to Yen Tho commune, bordering Dong Yen, Ba Con and Ao Me villages. The total planning area is 337 hectares, including the lake area of ​​about 63.0 hectares. The expected population is about 1,000 people, serving about 100,000 visitors/year, of which the number of visitors staying less than 6 months accounts for about 20%, the maximum number of visitors served in 1 day is about 2,000 people.

In terms of nature and function, Khe Lau Lake Ecological Area is an ecological resort with the main functions: Community tourism services; tourism services, comprehensive entertainment, and resorts to attract investment and promote socio-economic development of the Northwest region of Nghi Son Economic Zone.

According to the plan, the total area of ​​337 hectares is structured to include 19.44 hectares of residential land (5.8%), 60.69 hectares of service land (18%), 9.79 hectares of public land (2.9%), 36.17 hectares of traffic land (10.7%), 108.22 hectares of green land (32.1%) and 75.56 hectares of water surface (22.4%), along with agricultural land, parking lots, technical infrastructure, and cemeteries.

The landscape architecture space is divided into 2 main areas: Area A is located in the North, connected to the landscape of Ray Co Lake and Ao Sen, and is arranged as a community tourism service and experience area; Area B is located in the South, connected to the landscape of Khe Lau Lake, and is arranged as a comprehensive tourism, resort, and entertainment service area.

The main landscape axes include: The Eastern landscape route is both an external traffic route (provincial road), the main axis of the commune, and the gateway to the ecological area, with highlight works, open spaces, introduction spaces, and event organization spaces. The Western landscape axis connects community service areas, experiential services, and entertainment services.

The open space includes 3 lake systems: Ao Sen, Ray Co and Khe Lau, combined with green landscape around the lake. In addition, the area has many other open spaces such as: square, culture - sports, trees, hills, agricultural production combined with experiential services.

According to the survey, in the current area there are 177 households in 4 villages (Dong Yen, Dong Trung, Ba Con and Ao Me). Of which, 147 households in the northern area are retained to stabilize their lives and exploit community homestay tourism services. About 30 households in Ba Con and Ao Me villages will move to the resettlement area in the south, outside the ecological zone boundary, according to the general planning of Yen Lac commune before the merger.

The old office area of ​​Yen Lac commune with an area of ​​0.55 ha and a sports field of 0.97 ha will be converted into a reception area, parking lot and an area for festival and sports activities. Infrastructure items and public works within the planning area will be rearranged to suit the function of the eco-tourism area, ensuring harmony between economic development and preservation of the local ecological space.

The 1/2000 scale construction zoning plan of Khe Lau Lake Ecological Zone aims to build a comprehensive ecological, tourism, resort and entertainment area in the Northwest of Nghi Son Economic Zone, serving the community, attracting tourists, ensuring harmonious development between industrial development and the environment in the economic zone. This is the basis for attracting investment and developing Khe Lau Lake Ecological Zone.

With rich natural advantages, unique lake - mountain - forest landscape, Khe Lau Lake Ecological Area (ST-05) is expected to become a green destination, attracting investors and contributing to improving the quality of life of the local community.

It is known that on November 12, the Management Board of Nghi Son Economic Zone and Industrial Parks completed the documents, announced the planning and handed over the documents to the Department of Construction, Thanh Hoa Institute of Planning and Architecture and Yen Tho Commune People's Committee for management and implementation according to the approved planning.
