According to the reporter of Nguoi Lao Dong Newspaper , in the first week of November 2025, many high-end projects in the East of Ho Chi Minh City, "next door" to Thu Thiem urban area, "quietly" opened the next phase of sales, opening the shopping cart for customers to reserve (book).

At The Global City project (Binh Trung ward, Thu Duc city), after two towers B were successfully sold, the investor Masterise Homes is accepting bookings for the launch of two towers A in the CT5 apartment complex.

According to information from sales staff, the expected selling price is around 130 - 140 million VND/m², which is about 10% higher than the previous sale. In addition, the VIP villa area named Sola Anh Duong in this project is also about to be opened for sale with a price of around 440 million VND/m², targeting the super-rich customer group.

Similarly, Dat Xanh Group also launched the next sale of The Privé project, with prices increasing by about 5-10%, to 120-130 million VND/m².

Meanwhile, Senturia An Phu of Tien Phuoc Real Estate JSC, after a long period of legal problems, is also making a big comeback. Although the investor has not officially announced it, brokers have been spreading rumors about the price of 200-300 million VND/m² in the market, equivalent to 15-28 billion VND/townhouse and 30-40 billion VND/shophouse, depending on the area. The project is more than 8.6 hectares wide, expected to provide about 350 high-end townhouses and villas.

Low-rise housing projects with selling prices of tens of billions of dong are being vigorously implemented in the Eastern region.

In Vinh Hoi ward, Capital Land is also preparing to launch a "booking basket" for Tower B of the Delasol project. Although the official price has not been announced, many brokers revealed that the price will not be less than 100 million VND/m², while two years ago, this project opened for sale at only 75 - 80 million VND/m².

The director of a real estate trading floor commented that in the area near Thu Thiem, prices below 100 million VND/m² are now almost non-existent.

Projects that have been handed over such as The Sun Avenue or Palm Heights are currently trading at around 80 - 90 million VND/m², and when new projects are launched with higher prices, the general price level of the whole area is immediately "pulled" up.
