Recently, the situation of real estate brokers causing market information disruption and creating artificial price bubbles has been quite complex in the province. To update land price fluctuations and establish a reference price framework for real estate that accurately reflects market value, Lam Dong province is developing a land price list, scheduled for publication starting January 1, 2026.

Mr. Nguyen Van Binh's family in Cu Jut commune recently sold a house for over 2.5 billion VND. The sale was quick and amicable, but Mr. Binh still expressed disappointment. He said, "I lost over 2 billion VND selling this house, because last year its value was approximately 5 billion VND and I didn't sell it." According to local residents, the real estate market has been "hot" for several years. The price increase was influenced by the development of suburban areas of Buon Ma Thuot, Dak Lak province, and the influx of some real estate brokers creating an artificial boom.

Not only household land but also large-scale projects in Lam Dong province are facing difficulties in land valuation. The Department of Agriculture and Environment reports that the province currently has dozens of projects whose land prices have not been determined, leading to a waste of resources. This delay prevents businesses from paying land use fees and continuing construction, seriously impacting investment and development progress in the area.

According to Mr. Vu Xuan Quynh, Deputy Director of the Lam Dong Department of Agriculture and Environment, the new land price list serves as the basis for management and as a foundation for state budget revenue from land management and use as stipulated by law. It is used to calculate land use fees when the State recognizes land use rights for households and individuals. The land price list is also applied when the State allocates land, leases land, recognizes land use rights, changes land use purposes, calculates land use fees, land lease fees, land use tax, and land management fees, etc.

Land price tables are also used as a basis for calculating costs and financial obligations related to land, ensuring transparency and uniformity in land management, contributing to fairness and transparency in civil and commercial land transactions. They also serve as a tool to regulate the market, stabilize the macroeconomy, and create a favorable investment environment. To ensure the timely and high-quality completion of the province's land price table, relevant agencies are urgently finalizing the outline and budget for submission to the Provincial People's Committee for approval. The construction process will follow a unified, open, and transparent procedure.

According to Mr. Le Trong Yen, Vice Chairman of the Provincial People's Committee, a new land price list needs to be developed to ensure legal compliance and market suitability. Relevant departments and agencies need to coordinate closely, consult with experts, the business community, and the public to selectively incorporate reasonable and feasible feedback.

The Vice Chairman of the Provincial People's Committee emphasized: "The province's land price framework should only be considered as a reference. However, it still has a close impact on land reality, as well as market factors and transfers. Therefore, in the implementation process, we need to act with a sense of responsibility and dedication."

According to the Vice Chairman of the Provincial People's Committee, the responsibility for establishing land price tables must begin at the grassroots level; land prices cannot be applied from provincial-level agencies downwards. Therefore, land prices start from the people and from the two levels of local government, especially the chairmen of the People's Committees at the commune, ward, and special zone levels, who must bear primary responsibility. "Because each commune has a land valuation council that advises on determining valuation criteria and investigating information about land prices in a specific area, serving as a basis for future real estate transactions," added Vice Chairman Le Trong Yen.
