Land brokers are again rushing to sell auctioned land in Hoai Duc district at higher prices.

Recently, Hoai Duc district (Hanoi) auctioned 20 land lots (LK01 and LK02), belonging to the Technical Infrastructure Project to auction land use rights in Tien Yen commune - Long Khuc field.

As a result, after 9 hours of organizing with 12 rounds, the highest winning land price was 103.3 million VND/m2, 14 times higher than the starting price. It is known that the highest winning land price has an area of ​​145.5m2, so the total value is 15 billion VND. In addition, the lowest winning land price is 85.3 million VND/m2, 11.6 times higher than the starting price.

Although the highest winning price of this auction has cooled down compared to the price of more than 133 million VND/m2 of the auction on August 19, many people believe that the price is still high. After the results were announced, many auctioned lots continued to be sold on the market with a price difference of 300 million VND to 500 million VND/lot.

Posing as an investor in need of land, Dan Tri reporter contacted a broker named Mai. This person introduced that a plot of land with an area of ​​over 89 square meters was won at a price of 97.3 million VND/square meter, equivalent to 8.7 billion VND. Currently, the landowner needs to resell it at a price difference of 300 million VND. However, if the customer is willing to pay immediately, the price difference will be reduced to 200 million VND.

Anh Quan, a real estate broker in Hoai Duc district, said that in the auction basket there were more than 10 lots that won the auction on November 4. The price difference of the lots is usually from 300 million VND to 500 million VND.

For example, a plot of land with an area of ​​89.6 square meters has a winning price of 91.3 million VND/square meter, equivalent to nearly 8.2 billion VND. The landowner wants to sell it for a difference of about 500 million VND. "Selling this plot of land is almost free for me. If you find it reasonable and can pay the money, please give us some extra money for coffee," said this broker.

This person revealed that because of their close relationship, investors trust them to sell. If the buyer buys, they will meet the landowner directly to sign the contract. "The price on August 19 was sky-high, the price in the last auction has cooled down. If you can buy this time, it will be much more profitable than the previous bidders. On November 11, Hoai Duc district will continue the auction, at that time the winning price may even increase," the broker offered.

Expert: Must be tougher on cases of winning auctions but "transferring" immediately

In fact, it is not uncommon for auctioned land lots to be immediately sold at a higher price. To prevent this situation, the Ministry of Construction proposes to study and perfect regulations related to land auctions to ensure they are consistent with the practical situation, in the direction of increasing deposits, determining starting land prices to closely match the actual situation of the area, shortening the time to pay the auction winning money, and limiting auction participants for speculative purposes...

Dr. Nguyen Van Dinh, Chairman of the Vietnam Association of Realtors (VARS), said that land prices at auctions continue to increase due to the high demand for real estate. At the same time, investors need products with legal guarantees and clear growth potential such as auctioned land.

In fact, in areas such as Hoai Duc or Ha Dong, the potential for urban development along with infrastructure development creates great expectations for investors. Many investors are willing to pay high prices to own these limited-quantity products, even though the price may far exceed the actual value of the land.

According to Mr. Dinh, some people are even willing to take risks, fulfill their obligations in the auction to legalize the winning price with the purpose of "inflating the price", creating a "virtual" price level as a basis to push up the price of related land lots for profit.

To ensure that the auction process minimizes speculation and price inflation, he said that auction organizers need to closely review and ensure that all auction processes and procedures comply with current legal regulations.

In addition, State management agencies need to closely monitor every move of the auctions to take timely corrective measures when detecting signs of instability. In addition, the State also needs to take stronger measures against cases of winning auctions but "changing hands" in a short time.
