The newly built One Za'abeel complex in Dubai, UAE, built by Japanese design firm Nikken Sekkei, features the world's longest cantilever structure, measuring about 66 meters, Design Boom reported on February 1. A cantilever is a long horizontal structure that is fixed on only one side to a vertical pillar.

One Za'abeel comprises two skyscrapers, The Tower and The Residences, connected by a closed sky bridge called The Link. Located at the gateway to Dubai's central business district, the project is a prominent landmark for visitors arriving from Dubai International Airport. The project aims to create a vibrant community for residents and global visitors, with a variety of dining options, retail, office space, urban hotels, green spaces, urban parks, playgrounds and swimming pools.

The Link, suspended at a height of 100 m, features a 230 m long observation platform stretching along the east-west axis between the two buildings. Constructed with a system of tubular steel arranged in a diamond-shaped grid on all four sides, The Link ensures structural stability while providing a spacious, column-free interior.

Construction involved lifting the first section of The Link, which weighs approximately 8,500 tonnes, over 12 days, making it one of the heaviest structures ever lifted in the region. The remaining 900-tonne cantilever head was lifted and installed over four days. Positioned between two buildings, The Link provides increased safety and reduces wind-induced sway, a common problem with high-rise buildings.

One Za'abeel comprises 530,000 square metres of mixed-use space, including 12,000 square metres of retail space, 26,000 square metres of office space, and luxury residential space. The Tower is 305 metres high, while the second tower, The Residences, is 235 metres high. The exterior of the building uses Low-E glass with high transparency and good sun-blocking performance.

“One Za’abeel is now the first building cluster that greets visitors as they travel from the airport to the city centre and will be the last building they see before leaving. We wanted to create an elegant building that represents the spirit of Dubai while also being a striking gateway to the city,” said Kokona Nakamura, chief architect at Nikken Sekkei.
