What is the status of the suspended railway residential project?

Introduced and offered for sale since 2018, the Railway Commercial Housing Project (railway housing area) invested by Di An Railway Housing Development Company Limited, located in Di An Ward, Di An City, Binh Duong Province, has not yet reached the people due to legal procedures.

The railway housing project was approved for investment in June 2018.

According to research, the above project has more than 300 plots of land. Di An Railway Development Company Limited has signed contracts with people to collect money and sell hundreds of plots of land at the above project.

The above project has an area of ​​about 48,000m2, surrounded by existing residential areas, the location of the land is quite beautiful connecting to DT743 road through Ho Chi Minh City about 3km.

On August 4, 2022, Binh Duong Provincial People's Committee issued Decision No. 1881/QD-UBND on suspending the Railway Commercial Housing Project (expansion), causing the project to be "inactive" until now.

The outside of the project is fenced with corrugated iron sheets.

The old railway line still has tracks running through it, surrounding the front of the project.

Inside the project, tall grass covers the entire land area.

Some old railways after the project were dug up by the investor and moved to a corner of the project and are now rusting.

A project that was supposed to come to people soon, as a place to settle down and make a living, but is entangled in legal issues.

According to Nguoi Dua Tin's investigation, in addition to Decision No. 1881/QD-UBND, in May 2019, Binh Duong Provincial People's Committee also issued Document No. 2457/UBND-KTN on temporarily suspending the implementation of the Railway Commercial Housing Project.

It is known that the above project has been sold to many people, however, since the Binh Duong Provincial People's Committee decided to stop all activities, people have been in a state of anxiety, complaining and hoping that the authorities will resolve the issue.

Previously, speaking with Nguoi Dua Tin, Mr. Le Quang Vinh, Head of the Department of Housing and Real Estate Market Management - Binh Duong Province Department of Construction said: "Currently, the project has been suspended and is waiting for the competent authorities to handle it. The above Residential Area project was previously assigned by the Provincial People's Committee to the investor for implementation, however, during the implementation process, the Ministry of Transport proposed to temporarily suspend it for review. During the above process, the Provincial People's Committee issued a document to temporarily suspend and revoke the previously issued investment policy decision."

Regarding the fact that many people have spent money to buy the project but now the project has been temporarily suspended, people are worried because of the risk of losing money but not being given land immediately.

Mr. Vinh informed: “The above project has only been approved by the competent authority in 2018 for investment policy and land allocation planning. The investor has not yet completed the project preparation steps and construction drawings and has not yet reported to the competent authority. Therefore, this investor is not qualified to do business or buy and sell, or mobilize capital for housing and land to be formed in the future.”
