Real estate investment market "on the runway" ready to accelerate

In the first half of 2024, the real estate market continuously recorded positive signals in both the number of transactions and selling prices. According to statistics from the Ministry of Construction , there were over 253,000 successful transactions in the past 6 months - an increase of 10.26% compared to the second half of 2023 and mainly focused on the real estate segment.

Data from Batdongsan.com.vn also shows that the average selling price in the first 6 months of the year increased by 24% compared to the same period, putting real estate at the top in terms of the highest investment yield compared to gold, stocks and foreign currencies. The demand for land and private houses nationwide in the second quarter of 2024 increased by 33% and 18% respectively compared to the first quarter of 2024.

With optimistic forecasts for the second half of 2024, investors believe that the real estate market is in the "ready to take off" phase, thanks to new credit and legal support. Home loan interest rates are at a record low in the past 20 years - only from 4.9%/year, creating a good opportunity for investors to access cheap capital.

At the same time, the new Land Law, which took effect from August 1, has also removed legal barriers, contributing to increasing new supply to the market.

However, the 2024 Land Law will also impact the higher real estate price level through the mechanism of land clearance and compensation according to the market, increasing the capital cost of new projects. For example, in Ho Chi Minh City, the draft new land price list in all districts has increased from 10 to 51 times. In Binh Duong, the new land price is also expected to increase by 11% - 247% compared to the old price, equivalent to 45% of the market price.

Therefore, buyers are now actively hunting for potential products before the new law impacts the market. In the real estate "hunt", Binh Duong is considered a safe choice for long-term investment cash flow thanks to its infrastructure advantages, geo -economic location and expectations of strong price increases.

Real estate growth potential in Binh Duong

Currently, the supply of townhouses on the market is very scarce. Ho Chi Minh City has only a few projects launched with prices up to 40-100 billion VND per unit, making ownership only for customers with very strong finances.
