Hanoi is about to have a new land price list, some places will increase by 25%

(CLO) The Hanoi Department of Agriculture and Environment has just drafted a document on the construction of the first land price list to be announced and applied from January 1, 2026.

According to the draft new land price list after the administrative unit arrangement, Hanoi is divided into 17 areas to determine specific prices. In which, area 1 includes wards located in belt 1 such as: Tay Ho, Ngoc Ha, Ba Dinh, Giang Vo, O Cho Dua, Hoan Kiem, Van Mieu - Quoc Tu Giam, Cua Nam and Hai Ba Trung.

In this group, the highest residential land price was recorded at more than 702 million VND/m2, applied to frontage plots (location 1) on many central streets such as Ba Trieu (section from Hang Khay to Tran Hung Dao), Dinh Tien Hoang, Hai Ba Trung (section from Le Thanh Tong to Quan Su).

Similar prices also apply to Hang Dao, Hang Khay, Hang Ngang, Le Thai To, Ly Thuong Kiet, Nha Tho and Tran Hung Dao (section from Tran Thanh Tong to Le Duan). Compared to the current price list, the highest land price in Hanoi has increased by about 2%.

On the other hand, the lowest price in this area belongs to Dong Co Street, reaching over 82 million VND/m2. On average, the land price in 9 central wards according to the new price list reaches 255.3 million VND/m2, an increase of about 2% compared to the current level.

Not only the inner city wards, land prices in the suburbs and outskirts are also proposed to increase significantly. Area 9, including 7 communes Lien Minh, O Dien, Dan Phuong, Hoai Duc, Duong Hoa, Dong Son and An Khanh, recorded the strongest increase, up to 26% compared to the current price list.

Here, Highway 32, from Xuan Phuong Ward to the intersection into Kim Chung - Di Trach urban area, has the highest price of 64.7 million VND/m2. The average land price at position 1 of area 9 is 30.4 million VND/m2, while previously it was 26.8 million VND/m2.

Next are area 7 (including 9 communes: Tien Thang, Yen Lang, Quang Minh, Me Linh, Phuc Thinh, Thu Lam, Dong Anh, Vinh Thanh, Thien Loc) and area 10 (including 12 communes: Dai Thanh, Thanh Tri, Ngoc Hoi, Nam Phu, Binh Minh, Tam Hung, Thuong Tin, Hong Van, Thanh Oai, Dan Hoa, Thuong Phuc, Chuong Duong), both with proposed increases of about 25%.

According to the consulting unit’s explanatory report, the trend of investing in land in suburban areas, especially those that were once planned to become districts, near beltways or areas with infrastructure planning information, is heating up again. This reflects the clear differentiation between areas due to the impact of urbanization, administrative expansion and population migration.

The new land price list will be used as a basis for many activities: calculating compensation, determining resettlement land prices for people whose residential land is recovered; calculating land use tax, personal income tax from land use rights transfer; and at the same time, as a basis for adjusting fees and charges related to land transfer and use or when carrying out administrative procedures on land.
