Commercial and social housing supply is about to explode

Many commercial and social housing projects are under construction in central wards of the province, promising to add a large amount of products to the market from now until the end of 2027.

This is a positive signal in the context of the very high demand for housing for low and middle income people, officials and civil servants after the province's merger.

Many projects are under construction, with delivery time

The real estate market in the central area of the province is receiving clear signs of recovery after a long period of stagnation. Notably, the implementation of medium and large-scale housing projects is accelerating, contributing to supplementing supply and regulating the market in the coming time.

In Bien Hoa ward, the highest-rise commercial housing project in the province to date, Fresia Riverside, is under construction.

Mr. Dinh Van Son, Head of Fresia Riverside Project Management Board, said that the project has 3 blocks of 30 floors and 3 basements, with a scale of more than 1,100 apartments. Currently, the entire foundation has been completed, of which block 1 has been constructed to the 4th floor, and is expected to hand over the houses in the third quarter of 2027. At the same time, the investor is implementing block 2 with the goal of prioritizing purchase quotas and preferential selling prices for cadres, civil servants, and state employees after the province's merger.

According to Mr. Son, the project's land legal documents and tax obligations have been completed. Regarding the selling price, a 1-bedroom apartment is about 1.1 billion VND, a 2-bedroom apartment ranges from 1.5 to 1.6 billion VND. Buyers are supported by banks to borrow up to 70% of the apartment's value.

Not only commercial housing, social housing projects are also being accelerated. In Long Hung ward, Chuong Duong Homeland Joint Stock Company is implementing a social housing project with a scale of more than 1,000 apartments, with the goal of completion and handover in the third quarter of 2026. According to the investor, most of the products in this project are for low-income people and workers in industrial parks.

In Phuoc Tan Ward, the Social Housing Project of An Hung Phat Infrastructure Development Joint Stock Company is preparing to start construction of Block 2. Mr. Nguyen Minh Hai, Director of the company, said that the project has a scale of 1,500 apartments, divided into 5 blocks. Of which, Block 1 with 256 apartments has been completed, currently has a model house and is expected to hand over all houses to buyers by the end of 2025. Block 2, with a scale of nearly 480 apartments, will start construction in 2025. The remaining blocks will be built according to market demand. The expected selling price is nearly 20 million VND/m². Buyers can use the apartment as collateral for a bank loan, with a preferential interest rate of 5.9%/year if the loan contract is signed and disbursed in 2025.

In the higher-end segment, some projects are under construction such as: Bien Hoa Universe Complex (Long Binh ward), Long Hung Open Economic Ecological Urban Area (Long Hung ward)... Or some other commercial housing projects have been completed but the usage rate is not high.

Positive signal for urban residents

The return of housing projects is not only proof that the real estate market is recovering, but also has practical significance in solving the increasing housing needs of people in urban areas. Because the central area of the province has a high population density, rapid urbanization, but the housing supply, especially the mid-range and low-cost housing segment, has not met the demand in recent years. Adding more social housing projects and affordable commercial housing will create product diversity, making it easier for people to access, while also contributing to reducing the situation of house and land prices being pushed up.

Comrade Ho Van Ha, member of the Provincial Party Committee and Vice Chairman of the Provincial People's Committee, said that the central wards have long had a great demand for housing, especially low-cost housing. After the province's merger, when a number of officials and civil servants came here to work and live, this demand increased. To meet the housing needs, the Provincial People's Committee has worked with investors to speed up construction progress, complete and put projects into use soon. At the same time, the province is urgently implementing social housing projects, public housing and low-cost commercial apartments.

According to provincial leaders, the development of apartment projects in urban areas not only meets housing needs, but also contributes to stabilizing the real estate market, creating favorable conditions for sustainable socio-economic development of the locality.

Vice Chairman of Tran Bien Ward People's Committee Pham Duc Hoang shared that the locality is in dire need of apartment supply from social housing and commercial housing projects to arrange accommodation for households whose land has been recovered to serve socio-economic development, national defense and security projects. Having available housing funds or speeding up the construction progress of housing projects will significantly facilitate the work of site clearance and collection of land.

From the perspective of the people, Ms. Le Thi Hoai Tam (residing in Tran Bien ward) shared that the rental price of houses and land in this area is currently quite high compared to the income of officials and civil servants. Therefore, she hopes that the province will soon have solutions to create favorable conditions for people to settle down through developing low-cost housing projects and having financial policies to support low-income people to easily buy or rent houses, and build more public housing areas to reduce housing needs.
