Vinhomes plans to operate a billion-dollar golf course urban area in Hai Phong in 2026.

The Ministry of Natural Resources and Environment has just announced the consultation dossier for environmental impact assessment of the New Urban Area Project in Duong Kinh and Kien Thuy districts, Hai Phong city. The project investor is Vinhomes Joint Stock Company (stock code: VHM).

In July 2022, Hai Phong City People's Committee approved the 1/2000 scale Zoning Plan for the New Urban Area in Duong Kinh District and Kien Thuy District. In July 2023, Hai Phong City People's Committee issued a Decision approving Vinhomes as the investor of this project. By mid-November, the project was approved by Hai Phong City for a detailed plan at a scale of 1/500.

Information from the EIA report shows that the project has a total investment capital of VND23,218 billion (nearly 1 billion USD), including project implementation costs of VND21,609.3 billion and estimated site clearance compensation costs of VND1,608.7 billion. The expected implementation progress is 5 years from the date of the land allocation decision.

The project has a land use scale of about 240.57 hectares with an area of ​​about 107.08 hectares in Duong Kinh district and 133.49 hectares in Kien Thuy district. The project location is close to Highway 5B connecting Hanoi - Hai Phong - Quang Ninh. The expected population is 48,000 people.

Regarding the housing product structure, Vinhomes plans to build on an area of ​​69.4 hectares. Of which, 13.9 hectares will be used to build high-end social housing (apartments of about 10 floors), 36.6 hectares will be used to build about 5,000 townhouses, and 18.8 hectares will be used to build about 1,300 villas.

Commercial, service and public works on an area of ​​28.9 hectares. In addition, auxiliary works such as green parks and landscape lakes are built on an area of ​​more than 41.1 hectares along with an internal traffic system and a traffic system connecting to neighboring areas. Regarding the landscape, this project is expected to build a golf course.

The project is expected to take 6 years to complete, from July 2023 to July 2029. The project is expected to be put into trial operation and begin handing over houses and welcoming residents from 2026.

In Hai Phong, Vinhomes has developed two large urban areas in Hai Phong, including Imperia (78.5 hectares), Mariana (nearly 50 hectares) in 2017 and 2019.

In 2020, Vinhomes established Vinhomes Industrial Park Development Investment Joint Stock Company (VHIZ), expanding its business in industrial real estate development in major cities with developed maritime and road infrastructure such as Hai Phong and Quang Ninh.

In 2022, VHIZ received the transfer of the VinFast Automobile Manufacturing Complex Project in Dinh Vu Cat Hai Economic Zone and quickly implemented leasing activities for suppliers serving the automobile manufacturing industry, recording for the first time rental revenue and financial revenue from leasing industrial real estate.
